Job summary

Perform Properties, a Blackstone Real Estate portfolio company, is seeking an Associate on the Asset Management team to act as the analytical anchor for optimizing property values through operations, leasing, capital planning, and capital markets activities across the portfolio in the U.S.

Qualifications

• Bachelor’s degree in real estate, engineering, mathematics, economics, finance, business, or other quantitative fields.
• Minimum of 4 years of experience within an investment bank, brokerage, or real-estate investment firm.
• Strong financial modeling and real-estate metrics proficiency.

Responsibilities

• Act as a strategic and analytical thought partner to Asset Management Directors and VPs on all financial matters related to the portfolio’s success.
• Create and maintain business plans with Region Leads aligned with property vision, objectives, and operating plans.
• Drive hold/sell, cap‑ex, major lease, and contribution/funding analyses as directed.
• Evaluate total investment return, leverage strategies, cash‑flow forecasting, asset sales timing and values.
• Support underwriting, due diligence, and closing for dispositions and debt transactions.
• Run cash models, monitor cash‑management indicators, and report to leadership.
