Job summary

Benefit Street Partners, part of Franklin Templeton, is seeking an Asset Management Associate for the CRE team in New York City. The role reports to the Head of Asset Management and collaborates with a seasoned team across origination, underwriting, securitization, and finance to manage loan portfolios.

Ideal candidates have at least 2 years of real estate experience, strong Excel/Argus skills, and a solid understanding of leases, debt capital structures, and property-level performance.

Qualifications

• 2+ years of full-time real estate experience.
• Strong understanding of office leases, financing principles and debt structures.
• Familiarity with loan due diligence, appraisals, environmental reports, and insurance reviews.
• Proficient in Excel and Argus for financial modeling.

Responsibilities

• Monitor and analyze the financial performance of properties and portfolios including loans and other credit investments.
• Provide support in reviewing property budgets, business plans and quarterly reforecasts.
• Develop knowledge of leases, loan documents and other legal agreements.
• Assist in developing financial models including discounted cash flows, IRR analysis, NPV analysis using Excel and Argus.
• Prepare monthly, quarterly, and annual investor reports and presentations.
• Assist in administering loan proceeds disbursements (construction draws, leasing costs, reserve releases).
• Aggregate, ensure accuracy, and report data for credit committee decision making.
• Liaise with servicers and borrowers to provide optimized client service.
• Interface daily with origination, legal, finance, securitization and underwriting teams.
