Job summary

Clarity Recruiting is seeking a Commercial Asset Management / Portfolio Analyst in New York, NY. The role reports to the Commercial Managing Director and collaborates with Portfolio and Asset Managers on a diverse CRE portfolio, including office and industrial assets.

The ideal candidate is detail-oriented, proactive, and comfortable with financial analysis, reporting, leasing, operations, and client-facing materials.

Qualifications

• 2-3 years of experience in commercial real estate investment/development, investment banking, or finance.
• Strong understanding of commercial real estate transactions and asset management.
• Advanced Excel skills; ability to build detailed financial models from scratch; Excel assessment will be part of the interview.
• Experience with Argus is required.
• Working knowledge of Yardi preferred.

Responsibilities

• Prepare financial analysis and reporting, including quarterly client reports, year-end reviews, tactical plans, annual business plans, and hold/sell analyses.
• Analyze cash-on-cash yields, NOI yields, invested capital, and other portfolio and asset-level metrics.
• Support financial analysis related to leasing, construction, and property operations.
• Track and report on local market conditions, leasing activity, and portfolio performance.
• Monitor capital projects, including budgets, schedules, expenditures, and client presentation materials.
• Prepare presentations and agendas for monthly and quarterly client meetings.
• Partner with Portfolio Managers and Asset Managers on asset management plans, operating budgets, leasing and marketing strategies, and capital budgets.
• Conduct market analysis and support leasing strategies, including monitoring prospects, lease expirations, renewals, and market competition.
• Participate in leasing and operations meetings and review lease proposals with third-party leasing teams.
• Coordinate with legal teams on lease drafting, service agreements, and other property-related documentation.
• Prepare net effective rent calculations and assess their impact on budgets and valuations.
• Provide operational and analytical support, including lease abstracting and auditing, CAM charges and reconciliations, and ad hoc portfolio analysis.
