FACILITY OPERATIONS-IUB (BL-PHYP-IUBLA)

Capital Planning and Facilities (CPF) works to ensure that Indiana University (IU) campuses are beautiful, functional, and sustainable supporting excellence in teaching, learning, research, and community engagement across the entire university. A unit within CPF, Facility Operations maintains our physical campus to support research, teaching, and learning at Indiana University Bloomington. As a unit of Capital Planning and Facilities, Facility Operations provides wide-ranging services all with the goal of creating a beautiful, well-functioning campus.

Department-Specific Responsibilities

• Supervises personnel as they work through their assignments, monitors individual performance, provides constructive feedback, supplies training, promotes positive collaboration between staff including other shops and divisions, and ensure accountability.
• Manages a budget and be responsible and accountable on a project-by project basis under fast-paced and sometimes high stress environment.
• Identifies appropriate maintenance projects, prepares a scope and estimate of time and costs, and submits those for review by others.
• Acts as contractor working for Facility Operations Service Account. Consults with and advises customers about specific solutions, determines project needs and cost estimates. Discusses and coordinates costs within budgetary requirements. Problem solves issues and customer concerns and evaluates overall results. Identifies contractors for maintenance projects and supervises their work.
• Provides feedback and advice to Facility Operations Administrators and other divisions. Assesses projects, objectives and budget expectations and informs administrators of any barriers. Coordinates projects, including timelines, and informs others of the impact to other Facility Operations work and University activities.
• Extensively uses CMMS (AIM) work order system to perform work and analyze performance.
• Works in partnership with various groups inside and outside Building Maintenance Operations (BMO) to ensure jobs are completed on time and within budget and to the satisfaction of the end user.
• Examines provided prints, estimates, schedules, and other various documents to ensure accuracy.
• Participates in positive and progressive interaction with all levels and divisions within the University as the representative of BMO.
• Assists BMO management in developing standard operating procedures and processes with the intention of maximizing efficiency and streamlining workflow.
• Produces written material suitable for review by executive level management and, at times, requires the applicant to present material to executive management.
• Collaborates with coordinators to schedule necessary interruption of electrical services.
• Promotes continued growth of team members in job skills and interpersonal work relationships.

General Responsibilities

• Provides day-to-day guidance and serves in a lead capacity to craft work staff while also performing the responsibilities of the role of craft foreman supervisor.
• Sets schedules, establishes priorities, trains, and monitors performance of craft work staff.
• Ensures adequate staffing and effective scheduling; may participate in recruiting, hiring, and selection. Tracks issues and concerns among craft work staff; troubleshoots and reports to supervisor as appropriate.
• Provides training to assigned staff to improve efficiency; researches and identifies development opportunities for assigned staff.
• Tracks issues and concerns among craft work staff; keeps next-level leader(s) informed of trends as well as significant problems.

EDUCATION

Required

• High school diploma or equivalent (such as HSED or GED).
