Capital Planning and Facilities(CPF) works to ensure that Indiana University (IU) campuses arebeautiful, functional, and sustainable supporting excellence inteaching, learning, research, and community engagement across theentire university. A unit within CPF, Facility Operations maintains our physical campus to supportresearch, teaching, and learning at Indiana University Bloomington.As a unit of Capital Planning and Facilities, Facility Operationsprovides wide-ranging services all with the goal of creating abeautiful, well-functioning campus.

Job Summary

Department-Specific Responsibilities

• Supervises personnel as they work through their assignments,monitors individual performance, provides constructive feedback,supplies training, promotes positive collaboration between staffincluding other shops and divisions, and ensureaccountability.
• Manages a budget and be responsible and accountable on aproject-by project basis under fast-paced and sometimes high stressenvironment.
• Identifies appropriate maintenance projects, prepares a scopeand estimate of time and costs, and submits those for review byothers.
• Acts as contractor working for Facility Operations ServiceAccount. Consults with and advises customers about specificsolutions, determines project needs and cost estimates. Discussesand coordinates costs within budgetary requirements. Problem solvesissues and customer concerns and evaluates overall results.Identifies contractors for maintenance projects and supervisestheir work.
• Provides feedback and advice to Facility OperationsAdministrators and other divisions. Assesses projects, objectivesand budget expectations and informs administrators of any barriers.Coordinates projects, including timelines, and informs others ofthe impact to other Facility Operations work and Universityactivities.
• Extensively uses CMMS (AIM) work order system to perform workand analyze performance.
• Works in partnership with various groups inside and outsideBuilding Maintenance Operations (BMO) to ensure jobs are completedon time and within budget and to the satisfaction of the enduser.
• Examines provided prints, estimates, schedules, and othervarious documents to ensure accuracy.
• Participates in positive and progressive interaction with alllevels and divisions within the University as the representative ofBMO.
• Assists BMO management in developing standard operatingprocedures and processes with the intention of maximizingefficiency and streamlining workflow.
• Produces written material suitable for review by executivelevel management and, at times, requires the applicant to presentmaterial to executive management.
• Collaborates with coordinators to schedule necessaryinterruption of electrical services.
• Promotes continued growth of team members in job skills andinterpersonal work relationships.

General Responsibilities

• Provides day-to-day guidance and serves in a lead capacity tocraft work staff while also performing the responsibilities of therole of craft foreman supervisor.
• Sets schedules, establishes priorities, trains, and monitorsperformance of craft work staff.
• Ensures adequate staffing and effective scheduling; mayparticipate in recruiting, hiring, and selection. Tracks issues andconcerns among craft work staff; troubleshoots and reports tosupervisor as appropriate.
• Provides training to assigned staff to improve efficiency;researches and identifies development opportunities for assignedstaff.
• Tracks issues and concerns among craft work staff; keepsnext-level leader(s) informed of trends as well as significantproblems.

Qualifications

• High school diploma or equivalent (such as HSED or GED).

• 4 years in related field.

This role regularly requires the ability to effectivelycommunicate. This role frequently requires the ability to handleequipment.
