Job summary

WithumSmith+Brown PC seeks a Cost Segregation Manager to lead a diversified portfolio of engagements across commercial, residential, and specialty real estate. The role combines client advisory work, technical analyses, and mentorship within a growing practice.

Based in the Princeton, NJ area with a hybrid schedule (3 days in office per week), you will partner with firm leadership to expand the Cost Segregation practice while delivering value to clients and leveraging IRS depreciation guidance.

Qualifications

• Bachelor's degree in Construction Management, Engineering, Accounting, Finance, Architecture, or related field.
• 8+ years of cost segregation, construction consulting, engineering, real estate valuation, or related.
• CPA, EA, CCSP or other relevant certification is a plus.
• Experience leading cost segregation engagements and depreciation strategies.
• Advanced knowledge of IRS cost segregation guidance and depreciation regulations.

Responsibilities

• Lead and manage a diverse portfolio of cost segregation engagements for commercial, residential, and specialty real estate assets.
• Serve as the primary client contact and trusted advisor throughout the engagement lifecycle.
• Review technical analyses, engineering reports, and final deliverables to ensure IRS compliance.
• Oversee site inspections, cost analyses, and asset classifications performed by engagement teams.
• Drive practice growth through business development, proposals, and leadership collaboration.
• Provide technical guidance and mentorship to supervisors and associates.
• Manage engagement economics, budgets, staffing, and resources.
• Monitor IRS guidance and tax law developments affecting cost segregation services.
• Support recruiting and career development within the practice.
