About the Role
We are seeking an experienced Controller to manage the end-to-end accounting function for a U.S.-based luxury residential construction company operating multiple active projects.
This is a hands-on role for someone who can independently manage Accounts Payable, Accounts Receivable, construction billing, bookkeeping, purchasing, cash management, and financial controls while following established processes and deadlines.
The ideal candidate has direct experience in construction accounting, particularly with subcontractor payments, AIA billing, Schedule of Values (SOV), retainage, lien waivers, project cost allocation, and percent-complete billing.
Key Responsibilities
- Manage the full Accounts Payable cycle, including subcontractor pay applications, invoices, lien waivers, payment processing, and compliance documentation.
- Review subcontractor requirements, including COIs, Workers' Compensation documentation, MSAs, purchase orders, and lien waivers.
- Manage Accounts Receivable and construction billing, including preparation and submission of AIA G702/G703 pay applications.
- Work with Schedule of Values (SOVs), approved project costs, percent-complete calculations, retainage, and draw certifications.
- Track outstanding receivables, payment timelines, and applicable lien deadlines.
- Upload, categorize, and match bills and receipts by project and cost code.
- Coordinate with an external bookkeeper and CPA to support accurate month-end reconciliations and financial reporting.
- Reconcile project accounting information between construction management and accounting systems.
- Manage purchasing activities, vendor accounts, payment requests, virtual cards, and monthly credit card reconciliations.
- Ensure client and project funds are properly allocated across project and overhead accounts.
- Maintain accurate accounting records and follow established internal controls to help prevent errors and fraud.
- Enforce accounting deadlines, documentation requirements, and established SOPs across the organization.
Qualifications
- 3-5 years of experience managing full-cycle AP, AR, bookkeeping, or accounting operations.
- Strong hands-on experience with construction accounting is required.
- Experience with AIA G702/G703 billing, Schedule of Values, percent-complete billing, retainage, lien waivers, subcontractor compliance, and project cost tracking.
- Hands-on experience with QuickBooks and Excel or Google Sheets.
- Experience with Buildertrend is strongly preferred; experience with Procore, Sage 100, Foundation, or similar construction accounting/project management platforms is also valuable.
- Ability to independently manage accounting processes in a small or mid-sized organization.
- Strong attention to detail and ability to consistently follow structured processes, policies, and deadlines.
- Comfortable identifying and escalating discrepancies rather than bypassing established controls.
- Advanced English (C1/C2) required.
Preferred Qualifications
- Conversational Spanish.
- Knowledge of Florida construction lien requirements.
- Experience with certified payroll or public construction projects.
- Degree in Accounting, Finance, or a related field, or equivalent professional experience.
Ideal Candidate
The ideal candidate is a hands-on construction accounting professional who is comfortable owning the complete accounting cycle rather than focusing exclusively on high-level financial analysis. This person should be highly organized, process-driven, comfortable with repetitive transactional work, and experienced managing subcontractor invoices, construction billing, project costs, compliance documentation, reconciliations, and payment schedules independently.
