Job summary

J&J Worldwide Services is seeking a Control Operator to operate and monitor the Utility Management Control System (UMCS) and related pneumatic controls. You will coordinate maintenance requests, enter data into CMMS, and assign urgent work to trades while supporting HVAC operations.

You will monitor alarm systems, report abnormal conditions, and follow established procedures. Strong communication and MS Office skills are essential for success in this role.

Qualifications

• High school diploma or equivalent; trade school preferred.
• Knowledge of facility control systems and building operations.
• Experience with CMMS software preferred.
• Ability to monitor equipment and identify abnormal operating conditions.
• Excellent oral and written communication; proficient with MS Office.

Responsibilities

• Operate and monitor UMCS and related control systems.
• Serve as initial contact for occupants reporting maintenance needs.
• Enter maintenance requests into CMMS.
• Assign urgent and routine work to trades and supervisors.
• Assist maintenance technicians with HVAC monitoring and analysis.
• Monitor alarm systems for power, temperature, pressure and other conditions.
• Report abnormal building conditions to supervisor or lead.
• Take action per procedures and update/close CMMS work orders.
• Follow regulations, instructions, plans, recall rosters, and emergency notifications.
• Communicate effectively with maintenance and occupants.

The position also monitors facility systems, processes maintenance requests, coordinates work orders, and responds to abnormal or emergency conditions.

• Serve as the initial point of contact for building occupants reporting maintenance requirements.
• Enter maintenance requests into the facility’s Computerized Maintenance Management System (CMMS).
• Assign urgent and emergency work to the appropriate trade personnel and distribute routine work orders to supervisors or trade leads.
• Assist maintenance technicians with monitoring and analyzing HVAC operations, including heating, cooling, and airflow.
• Monitor centrally controlled alarm systems for power availability, temperature controls, pressure requirements, and other facility conditions.
• Identify and report abnormal building system conditions to the appropriate supervisor or trade lead.
• Take appropriate action when abnormal or alarm conditions occur in accordance with established procedures.
• Update work orders in the CMMS and close work orders upon completion.
• Follow applicable regulations, operating instructions, plans, procedures, recall rosters, and emergency notification requirements.

Knowledge, Experience And Skill Requirements

• High school diploma or equivalent required; technical or trade school training in a related field preferred.
• Knowledge of facility control systems and general building operations preferred.
• Experience with Computerized Maintenance Management System (CMMS) software highly desired.
• Ability to monitor equipment and system information and identify abnormal operating conditions.
• Excellent oral and written communication skills.
• Working knowledge of Microsoft Word, Excel, PowerPoint, and Outlook.
• Ability to follow established operating and emergency procedures.

Work Environment

• Must be able to lift up to 50 lbs., squat, bend, stoop, kneel, climb ladders, and stand for extended periods.
• Occasional exposure to heat, cold, noise, dust, dirt, chemicals, and other conditions associated with facility operations.
• May involve minor safety hazards requiring adherence to applicable safety procedures.
• Must be able to pass required background screening and obtain and maintain applicable access or clearance requirements after hire.
