Job summary

Build Manage Services, LLC is seeking a Purchasing Coordinator to manage day-to-day purchasing for residential construction projects and affiliated subs. You will handle POs, vendor coordination, budget control, and Buildertrend updates to keep materials and costs aligned with project goals.

The role requires 2+ years in construction purchasing or coordination, strong Excel/Google Workspace skills, and proven vendor management abilities.

Qualifications

• 2+ years of experience in construction purchasing, estimating, or project coordination.
• Working knowledge of residential construction materials and scheduling.
• Strong proficiency in Microsoft Excel, Outlook, and Google Workspace.
• Experience managing vendor relationships and compliance documentation.
• Experience with budgeting, cost tracking, and procurement reporting.
• Knowledge of purchasing workflows, job costing, and material procurement.
• Excellent organizational skills and attention to detail.
• Strong verbal and written communication skills.
• Ability to manage multiple priorities and deadlines in a fast-paced environment.

Responsibilities

• Create, issue, and manage purchase orders (POs), variance purchase orders (VPOs), and change orders.
• Confirm pricing, quantities, and scope of work prior to purchase order release.
• Track PO status, manage revisions, and ensure vendor fulfillment.
• Audit open purchase orders and ensure timely closure upon completion and invoicing.
• Coordinate vendor delivery schedules, back orders, and material shortages.
• Maintain vendor profiles, compliance documentation, and internal trade databases.
• Update Buildertrend selections, cost tracking, and project-related changes within required timelines.
• Communicate regularly with Superintendents regarding material needs and deliveries.
• Collaborate with Warranty, Design, Purchasing, and Construction teams to support project execution.
