Job summary

TBro's Renovation, a boutique NYC general contracting firm, seeks a strong Project Manager to own high-end residential renovations from pre-construction through closeout, in partnership with the Director of Residential Construction. You will manage client relationships, schedules, budgets, and on-site decisions, coordinating with foremen, a project coordinator, and a senior PM on larger projects.

Qualifications

• 3–6 years of PM experience in NYC residential construction.
• Ability to work autonomously and own outcomes.
• Strong field presence and credible foreman conversations.
• Read and interpret drawings and specs; takeoffs from blueprints.
• Strong client-facing skills; maintain client confidence during renovations.
• Experience with architects/designers on high-end NYC residential work.
• Familiarity with NYC DOB processes and permit coordination.
• Experience managing project budgets and costs.
• Comfort with contracts, change orders, and submittals (AIA).
• OSHA 30 certification or eligible to obtain within 60 days.

The Role

Reports to: Director of Residential Construction

Start date: Immediate

You'll run high-end residential projects with real ownership and support - from pre-construction through final walkthrough - working closely with our Director of Residential Construction, who provides direction, support, and oversight along the way. You'll own the client relationship, the schedule, the daily decisions on site, and the outcome, backed by an experienced leader and a support structure around you. On our largest and most complex projects, you'll partner more closely with a Senior Project Manager; on the rest, you'll take the lead.

You'll be supported by a project coordinator who handles contracts, approvals, submittals, procurement, and the daily bridge to the field - and who reports to you on your jobs. Our foremen lead the crews and bring field matters to you. You are the operating center of your projects, and the person our clients and design partners rely on.

What You'll Own

• The client relationship on your projects - from award through final sign-off
• The project schedule - you build it, own it, and adjust it as conditions change
• The project budget and job costs on your projects — tracking actual spend against budget and protecting the margin as the job progresses
• Daily site decisions and the judgment calls that keep a job moving
• Change order scoping and pricing on your projects
• Weekly client communication and progress reporting
• Coordination with architects and designers throughout the project
• Punch list, closeout, and making sure the client is genuinely satisfied
• Day-to-day direction of the project coordinator on your jobs

What We're Looking For

Required

• 3–6 years of project management experience in NYC residential construction
• Demonstrated ability to run projects with autonomy - owning outcomes, not just supporting them
• Real field presence: you know what good execution looks like and can hold a credible conversation with a foreman or subcontractor
• Ability to read and interpret construction drawings and specifications - you can take off scope from a set of blueprints and catch issues before they reach the field
• Strong client-facing skills: you can own the relationship, deliver hard news, and keep a client confident through a demanding renovation
• Experience working with architects and designers on high-end residential work in NYC
• Familiarity with NYC DOB processes, building management requirements, and permit coordination
• Experience managing project budgets and job costs - comfortable owning the numbers on a job, not just the schedule
• Comfort reviewing and coordinating contracts, change orders, and submittals - including familiarity with AIA agreements and the AIA billing process
• OSHA 30 certification - can be obtained within 60 days of getting hired

What Will Set You Apart

• The ambition and ability to grow into a senior project manager role over the next few years; this is a growth track
• Experience running larger, more complex gut renovations
• Comfort in a structured but entrepreneurial environment where systems are actively being built
• Spanish fluency is a plus for field communication
• NYC Site Safety Training (SST) card is a plus

Systems Experience

Hands-on familiarity with several of the following is required: Procore, Buildertrend, Knowify, Monday.com, QuickBooks, DocuSign, Microsoft Excel, scheduling software, and Google Workspace.

Interview Process

Round 1 - Virtual Introductory Call

Your background, the projects you've run, the clients you've managed, and how you think about taking ownership of your projects.

Round 2 - Written Assessment & Scenario Discussion

We'll walk through real project situations: a difficult client conversation, a change order dispute, a scheduling problem with the field. No trick questions - we want to see how you think and decide.

Final Round - In-Person Meeting with Leadership

A conversation about fit, communication style, and long-term trajectory as much as experience.

Compensation & Sign-On Bonus

Salary Range: $100,000 - $130,000 / year

Where you land in the range depends on your experience and your demonstrated ability to run high-end residential projects. The upper end reflects candidates at the deeper end of the 3–6 year range who can take on our larger, more complex projects.

Sign-On Bonus: New hires for this position are eligible for a one-time $10,000 sign-on bonus, paid as a lump sum in the first pay period following completion of 90 days (3 months) of continuous employment.
