Cobalt Construction Consulting is seeking an experienced Project Manager to plan, coordinate, and supervise construction projects from inception to turnover. You will organize schedules, manage budgets, and ensure adherence to plans and specifications while serving as the primary liaison for clients, contractors, engineers, and stakeholders.

Qualifications

• Bachelor's degree in construction management, engineering, architecture, or a related field.
• Minimum of 5 years' experience in construction project management with a track record of successfully delivering mid to large-scale projects on time and within budget.
• Able to present to groups, boards, and committees and effectively run meetings.

Responsibilities

• Plan, coordinate, and supervise projects from development to turnover, including organizing schedules, budgeting, and ensuring adherence to plans and specifications.
• Serve as primary point of contact for clients, contractors, engineers, architects, and stakeholders.
• Prepare and manage project budgets including soft costs, development costs, and other complex costs.
• Develop and track project schedules including preconstruction and post-construction activities.
• Manage, track, and report on all project variables including financials and progress.
• Obtain necessary permits, licenses, and approvals with authorities having jurisdiction.
• Conduct OAC meetings with project team members and stakeholders.
• Ensure work complies with safety regulations, building codes, and quality standards.
• Resolve design, scheduling, logistics, and change-order issues effectively and fairly.
• Negotiate contracts and manage relationships with subcontractors and vendors.
• Prepare progress reports, manage documentation, and provide updates to stakeholders.
• Conduct regular site visits to monitor progress and ensure requirements are met.
• Oversee RFIs, ASIs, COs, pay applications, and other project documentation.
