Project Manager — Commercial Construction (K‑12 / Higher Education experience required)

A well‑established general contractor with a strong backlog across K‑12 and Higher Education markets. The company operates with minimal bureaucracy, empowering PMs with real ownership and expecting strong initiative, accountability, and client‑focused delivery.
Role Overview
The Project Manager will take over an active ground‑up K‑12 project with roughly six months remaining, while also positioning themselves for upcoming Higher Ed and K‑12 work. This role requires full financial responsibility, strong client interaction, and the ability to lead a project team on a complex, schedule‑driven assignment.
Key Responsibilities
- Lead project delivery for a ground‑up K‑12 project, ensuring schedule, budget, safety, and quality objectives are met.
- Manage full P&L responsibilities including forecasting, buyout, and cost control.
- Oversee subcontractor performance (approx. 25 trades, with 8–11 on‑site daily).
- Work closely with field leadership: Lead Superintendent, Assistant Superintendents, and a Project Engineer (JV).
- Maintain and adjust schedule using Phoenix; address minor weather‑related delays.
- Conduct 3–3.5 days of site presence weekly (site located 10 minutes from office).
- Manage RFIs, submittals, document control, and progress tracking.
- Interface directly with clients, design teams, and JV partners.
- Support future preconstruction efforts such as scopes, logistics, and early schedules (preferred but not required).
- Utilize Procore, Bluebeam, Phoenix, and Excel for project management functions.
Qualifications
- 7–18+ years of commercial construction experience, preferably in K‑12 or Higher Education.
- Proven experience delivering ground‑up projects with financial accountability.
- Strong leadership, communication, and client‑facing skills.
- Ability to work independently and make decisions without heavy procedural oversight.
- Preconstruction exposure is a plus (not required).
- Proficiency with Procore, Bluebeam, Phoenix, and Excel.
- Salary: ~$120,000–$160,000+ (flexible based on experience).
- Bonus: Discretionary; consistently paid annually (last 12+ years).
- Vehicle: Company vehicle or allowance ($600/month) plus fuel/maintenance via company card.
- Relocation: Considered case‑by‑case; preference for candidates already local or planning to relocate.
