Job summary

Layton Construction in Honolulu, HI seeks a Project Manager to oversee planning, procurement, scheduling and execution for commercial construction projects. May handle multiple projects to maximize profitability while delivering quality, safety and owner satisfaction.

The role requires leading the project team, preparing PMP and budgets, controlling costs, managing subcontracts and change orders, and coordinating payments and closeout. Strong communication and leadership are essential.

Qualifications

• Bachelor’s degree or equivalent experience in civil engineering, construction management or related field.
• Preferably 5+ years in commercial construction projects.
• Understands estimating concepts to verify bids and manage change orders.
• Knows contractual language and construction laws to protect the company and deliver quality.
• Familiar with building codes, plans, blueprints and specifications.
• Effective team member with strong verbal and written presentation skills.

Responsibilities

• Lead the project team and prepare the project management plan (PMP).
• Prepare estimates, budgets, and project cost controls; manage procurement and subcontracts.
• Develop project schedules and milestones with the superintendent; monitor progress.
• Negotiate change orders and manage cost and profit impacts.
• Coordinate payments, lien releases, and monthly project reviews.
• Oversee closeout, as-built drawings, and final documentation; maintain client relationships.
