Position: Project Manager

Department: Construction / Project Management

Location: Corporate office, Arizona — On-Site (local candidates)

Employment Type: Full-Time

Pay Range: $90,000 – $105,000 per year, plus performance-based bonuses

Travel: Approximately 25% to active project sites

Reports To: Project Executive / Ownership

Position Summary

Our client in Arizona is seeking an experienced construction Project Manager to oversee the delivery of a construction project on behalf of ownership. Working as an extension of the owner, the Project Manager follows, understands, and helps manage every facet of the project—scope, schedule, budget, quality, safety, and compliance—and translates what is happening in the field into clear, timely guidance for ownership. This is a management-and-advisory role: the Project Manager coordinates with the project team, monitors performance, identifies risks early, and makes well‑reasoned recommendations, while keeping ownership fully informed so the owner can make confident, well‑supported decisions. This is an on‑site position based out of our corporate office in Arizona; candidates should be local to Arizona and available for approximately 25% travel to active project sites.

Working Approach

This role is built around informed advocacy for the owner rather than unilateral authority. The Project Manager is expected to:

  • Follow and understand the project deeply enough to explain, in plain terms, where it stands and where it is headed.
  • Manage and coordinate with the project team—contractors, designers, consultants, and inspectors—to keep work moving and aligned with the owner's goals.
  • Advise and recommend: frame the situation, lay out the options and trade‑offs, and offer a clear recommendation on how to keep the project on schedule, on budget, and compliant.
  • Confirm direction with ownership before acting. The Project Manager advises and communicates on the owner's behalf but does not make—or unilaterally commit the owner to—major decisions; the guiding question is always, “Here is what I recommend and why; what would you like to do?”
Key Responsibilities
  • Contract & Project Administration
  • Contract Compliance: Track that all parties adhere to contract terms—scope, schedule, and payment—and flag deviations early.
  • Change Order Review: Assess change order requests for validity, cost, and schedule impact, and make a recommendation to ownership before any commitment.
  • Claims & Dispute Mitigation: Identify potential contractual disputes early and work to resolve issues before they scale into formal claims.
  • Closeout: Confirm all obligations are met before final payments—punch list, lien releases, warranties, and as‑built documentation.
  • Quality & Compliance
  • Specifications & Workmanship: Monitor that work aligns with drawings, specifications, and industry standards through inspections and progress reviews.
  • Testing & Inspections: Coordinate with third‑party inspectors, testing agencies, and authorities to confirm code and regulatory compliance.
  • Deficiency Resolution: Surface quality deficiencies, recommend corrective action, and track resolution before issues affect progress.
  • Schedule & Budget Oversight
  • Schedule Monitoring: Review the baseline schedule for feasibility, track progress against it, and flag delays with root‑cause analysis and recovery options.
  • Cost Control & Forecasting: Track project costs, monitor variances, and provide ownership with clear financial projections to prevent overruns.
  • Invoice & Pay Application Review: Validate contractor invoices and pay applications for accuracy and completion before recommending approval.
  • Value Engineering: Identify cost‑saving opportunities that preserve quality, and present them to ownership for consideration.
  • Safety Oversight
  • Regulatory Compliance: Monitor adherence to OSHA regulations, local codes, and project‑specific safety plans.
  • Site Observation & Reporting: Note hazards or non‑compliance during site visits and ensure they are documented and corrected promptly.
  • Communication & Owner Advisory
  • Owner Liaison: Serve as a trusted, informed resource to ownership—keeping the owner current on status, risks, and recommended next steps.
  • Meeting Facilitation: Lead regular project meetings with contractors, designers, and stakeholders to review progress, challenges, and next steps.
  • Reporting: Provide timely, consistent updates—executive summaries, risk assessments, and recommended resolution strategies.
  • Documentation: Maintain thorough records: correspondence, meeting minutes, reports, and approvals for accountability and future reference.
Qualifications
  • Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent professional experience.
  • Experience: Typically, 5+ years of progressive construction project experience across commercial, mixed‑use, or comparable projects, with exposure to scheduling, cost control, contracts, quality, and safety.
  • Technical Knowledge: Strong command of construction methods, contract administration, scheduling, and budgeting, with the judgment to interpret them for a non‑technical owner.
  • Software: Proficiency with project management and scheduling tools (e.g., Procore, MS Project or Primavera P6) and standard office software.
  • Certifications: PMP, CCM, OSHA 30, or LEED accreditation preferred but not required.
Candidate Level & Growth Path

This position is well suited to a seasoned Project Manager. We are also open to a mature, high-performing Project Engineer who is ready to step up into a project management capacity. Construction careers commonly progress from Project Engineer to Assistant/Junior Project Manager to Project Manager, and we welcome candidates on that trajectory who bring the technical foundation, sound judgment, and communication skills this role requires—particularly the ability to advise and inform rather than simply execute.
