Job summary

Livingston Adams is seeking an experienced Construction Project Manager to lead commercial and residential projects across our tri-state service area. You will drive delivery from pre-construction through closeout and coordinate with architects, engineers, subcontractors, and clients to stay on time and on budget.

The ideal candidate has a bachelor’s degree in Construction Management or a related field, five years directing $2M–$20M projects, knowledge of building codes, proficiency with Procore

• Five years of experience managing commercial construction projects.
• Proven track record delivering $2M–$20M projects.

Responsibilities

• Oversee all phases of construction projects from pre-construction through closeout.
• Manage project budgets, schedules, and resources to ensure on-time and on-budget delivery.
• Coordinate with architects, engineers, subcontractors, and clients throughout project lifecycle.
• Conduct regular site visits to monitor progress, quality, and safety compliance.
• Review and approve submittals, RFIs, change orders, and payment applications.
• Lead project meetings and maintain clear communication with all stakeholders.
• Identify and mitigate project risks while resolving issues proactively.
• Ensure all work meets building codes, safety regulations, and quality standards.
• Manage procurement and delivery of materials and equipment.
• Prepare detailed project reports and documentation.

Responsibilities

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, or related field
• Minimum 5 years of experience managing commercial construction projects
• Proven track record of successfully delivering projects ranging from $2M to $20M
• Strong knowledge of construction methods, materials, and building codes
• Experience with retail, hospitality, or commercial tenant fit‑out projects preferred
• Proficiency in project management software (Procore, Buildertrend, or similar)
• Excellent leadership, communication, and problem‑solving skills
• Ability to read and interpret construction drawings and specifications
• Valid driver's license and ability to travel between project sites in NJ, NY, and MA
• OSHA 30 certification required (or ability to obtain within 90 days)
• PMP or CCM certification is a plus
