Job summary

Nashville General Hospital seeks an experienced Construction Manager to lead planning, coordination, and execution of healthcare construction, renovation, and capital improvement projects across the campus.

The CM will oversee end-to-end delivery, ensure safety and regulatory compliance, coordinate with clinical and operational teams, and manage budgets and schedules in a high-paced, occupied hospital environment.

Qualifications

• Bachelor’s degree in CM, engineering, architecture, facilities management, or related field.

Nashville General Hospital seeks an experienced Construction Manager (CM) to lead planning, coordination, and execution of healthcare construction, renovation, infrastructure, and capital improvement projects across the hospital campus.

The CM provides end-to-end leadership for projects of varying size and complexity, ensuring delivery safely, efficiently, on schedule, within approved budgets, and in accordance with hospital standards, building codes, regulatory requirements, and healthcare construction best practices. Serves as a key liaison among Hospital Leadership, Facilities, Clinical and Operational Departments, architects, engineers, contractors, vendors, governmental agencies, and regulatory authorities. Coordinates construction in an active healthcare environment while minimizing disruption to patient care and maintaining safety and continuity of critical hospital operations.

KEY RESPONSIBILITIES

Capital Project & Construction Management

• Lead healthcare construction, renovation, infrastructure, and capital improvement projects from initiation through completion and closeout.
• Manage multiple concurrent projects; develop and maintain schedules, budgets, milestones, scopes, and resource requirements.
• Review plans, drawings, specifications, scopes, and construction documents for accuracy, feasibility, constructability, and compliance.
• Identify risks, constraints, and delays; develop mitigation and recovery strategies and implement corrective actions.
• Lead project meetings and maintain clear communication among stakeholders.

Healthcare Environment & Operational Coordination

• Manage construction within an occupied healthcare facility with emphasis on patient safety and continuity of care.
• Coordinate with clinical, nursing, infection prevention, environmental services, IT, security, biomedical engineering, Facilities, and other departments.
• Plan shutdowns, utility interruptions, phasing, temporary facilities, access routes, and other activities affecting operations.
• Ensure compliance with Infection Control Risk Assessment (ICRA), infection prevention measures, Interim Life Safety Measures (ILSM), and hospital safety requirements.
• Maintain appropriate separation between construction and patient-care areas and ensure contractors comply with hospital policies and access, infection prevention, and safety requirements.

Budget, Contracts & Procurement

• Develop, monitor, and manage project budgets, including construction, professional services, equipment, contingency, change orders, and other expenditures.
• Review bids, proposals, estimates, invoices, pay applications, change orders, and supporting documentation.
• Coordinate procurement of materials, equipment, professional services, subcontractors, and other resources.
• Monitor contractor/subcontractor performance against contracts, scope, budget, schedule, and quality standards.
• Evaluate changes and recommend actions based on cost, schedule, risk, and operational impact; support contract negotiations and vendor selection.

Regulatory Compliance, Permitting & Safety

• Ensure compliance with federal, state, and local laws; building codes; healthcare facility requirements; accreditation standards; OSHA; and hospital policies.
• Coordinate permits, inspections, licenses, approvals, and regulatory documentation; work with AHJs, inspectors, governmental agencies, and regulatory authorities.
• Establish and enforce job-site safety requirements; identify hazards and ensure timely corrective action.
• Maintain project records for regulatory, operational, and financial purposes.

Quality, Schedule & Project Controls

• Monitor progress against schedules, milestones, budgets, plans, and performance expectations.
• Conduct site inspections and walkthroughs to evaluate workmanship, quality, safety, progress, and compliance.
• Verify work meets approved plans, specifications, codes, and hospital standards; coordinate resolution of deficiencies.
• Maintain accurate schedules, budgets, change orders, meeting minutes, punch lists, inspection records, and closeout documentation.
• Prepare project status reports for Facilities leadership and Hospital Administration.

Project Closeout & Transition

• Lead completion, commissioning, punch-list resolution, testing, final acceptance, and turnover.
• Ensure inspections, certifications, warranties, as-built drawings, O&M manuals, and other closeout documents are complete.
• Coordinate turnover of completed spaces and systems to Facilities and operational departments.
• Ensure new equipment and building systems are documented and incorporated into hospital maintenance programs.
• Conduct post-project reviews and identify opportunities to improve cost, quality, safety, and project delivery.

Leadership & Stakeholder Management

• Serve as the primary construction representative for assigned projects.
• Build effective relationships with Hospital Leadership, department leaders, physicians, clinical teams, Facilities, contractors, architects, engineers, vendors, and regulatory agencies.
• Communicate project status, risks, financial performance, schedule changes, and operational impacts proactively.
• Advise leadership on scope, priorities, costs, risks, and construction strategies.
• Promote accountability, professionalism, safety, quality, and customer service.
• Support Facilities leadership with capital planning, long-range infrastructure needs, and future construction priorities.

REQUIRED SKILLS & QUALIFICATIONS

• Bachelor’s degree in Construction Management, Engineering, Architecture, Facilities Management, or related field required.
• Minimum 10 years of progressive construction project management experience, preferably in hospital, healthcare, commercial, institutional, or other complex facilities environments.
• Demonstrated experience managing multiple projects from planning/design through construction, commissioning, and closeout.
• Significant healthcare construction, renovation, or capital project experience in an occupied hospital environment strongly preferred.
• Strong knowledge of project management, scheduling, budgeting, estimating, procurement, contracts, and change-order management.
• Working knowledge of ICRA, ILSM, life safety, infection prevention, and construction in occupied patient-care environments.
• Knowledge of building codes, OSHA, permitting, inspections, and regulatory requirements.
• Demonstrated ability to manage contractors, subcontractors, architects, engineers, vendors, and diverse stakeholders.
• Proven ability to identify risks, resolve complex construction issues, and maintain project momentum.
• Strong financial management skills, including budgets, forecasts, invoices, pay applications, and change orders.
• Proficiency with Microsoft Office and construction/project management software; Microsoft Project, Primavera P6, Procore, or similar preferred.
• Excellent written, verbal, organizational, negotiation, and interpersonal skills.
• Ability to read and interpret architectural/engineering drawings, specifications, schedules, and construction documents.
• Strong analytical, problem-solving, and attention-to-detail skills.
• Ability to prioritize multiple projects and meet deadlines in a fast-paced healthcare environment.
• Valid Tennessee Driver’s License required.

PREFERRED QUALIFICATIONS

• CCM, PMP, LEED, or other relevant construction/project management certification.
• Experience with hospital capital planning and healthcare infrastructure projects.
• Experience with Joint Commission, CMS, state health facility requirements, AHJ inspections, and other healthcare regulatory expectations.
• Experience managing critical hospital infrastructure projects involving HVAC, electrical distribution, emergency power, medical gas, plumbing, life safety, and other mission-critical systems.
• Experience coordinating construction with clinical operations, infection prevention, Facilities Engineering, and hospital leadership.
