American Fence & Supply Co., Inc. is seeking a Project Manager to own all aspects of assigned projects from award to closeout.

This high‑accountability leader drives budgets, margins, scheduling, and customer satisfaction, serving as the single point of contact for owners, GCs, and field teams. The role requires exceptional organization, proactive communication, and strong coordination of resources to deliver projects on time, within scope, and with targeted profitability, across our perimeter

Qualifications

• High School diploma or GED required.
• 3+ years of GC/CM construction management experience.
• Experience managing a project portfolio as a subcontractor to General Contractors.
• Proficiency in Microsoft Word, Excel, and PowerPoint, mainstream project management tools.
• Bachelor’s degree in construction management preferred.
• Experience in perimeter security / commercial fence installation preferred.

Job Summary

The Project Manager is a high‑accountability, financially responsible leader who owns every aspect of their assigned projects from award to closeout. This role requires exceptional organization, communication, and follow‑through. The Project Manager is responsible for operational budgets, full profit‑and‑loss performance, resource coordination, and delivering projects on time, within scope, and at or above targeted margins. They serve as the single point of contact for all project‑related matters.

Responsibilities

• Project Ownership & Accountability
• Own all project outcomes — Safety, schedule, cost, quality,and customer satisfaction.
• Maintain full responsibility for project gross margin, including proactive cost control
• Protects the scope and margin through pro-active change‑order management.
• Forecast labor, materials, and subcontractor costs weekly; identifies and mitigates variances early.
• Ensure all commitments made to customers are met or exceeded.
• Build and manage project budgets; track actuals vs. budget daily.
• Drive profitability through accurate planning, disciplined execution, and timely billing.
• Prepare and submit change orders, RFIs, and cost impacts with urgency and accuracy.
• Prevent margin erosion by controlling scope, managing production rates, and eliminating rework.
• Close out projects with complete documentation, final billing, and margin analysis.
• Plan, schedule, and coordinate all project activities to meet deadlines and budget targets.
• Plan, schedule, or coordinate project activities and resources needed to meet budget and deadlines.
• Ensure all materials are procured, staged, and verified before sending crews to the job site.
• Ensure that all materials are available before sending crew to the job site.
• Provide clear direction to foremen and field teams; remove obstacles that slow production.
• Maintain daily communication with Superintendent to deliver on schedule, quality, and production
• Serve as the primary liaison with owners, GCs, contractors, and design professionals.
• Deliver proactive updates on schedule, budget, risks, and changes.
• Resolve issues quickly through proactive problem solving and crisis management.
• Technical Competence
• Apply knowledge of construction materials, methods, and tools.
• Interpret and work from technical plans, blueprints, drawings, and models.
• Ensure installations meet specifications, quality standards, and customer expectations

Qualifications

Required Qualifications (the non‑negotiables)

Compensation

Salary Range: (depending on experience)

Bonus: 15% of base salary, based on company performance
