Core Talent Services represents a well-established commercial construction firm in Birmingham, Alabama seeking an experienced Commercial Construction Project Manager to lead ground-up and renovation projects from preconstruction through closeout.

This direct-hire role requires strong leadership, financial accountability, and the ability to coordinate owners, architects, engineers, subcontractors, and field crews across the full project lifecycle.

Qualifications

• Minimum 5 years of project management experience in commercial construction.
• Experience leading ground-up or major renovation projects from start to finish.

Responsibilities

• Manage commercial construction projects from preconstruction through closeout.
• Develop and maintain project schedules, budgets, and cost forecasts.
• Lead subcontractor selection, bidding, scope review, and contract execution.
• Coordinate with owners, architects, engineers, and inspectors on all project-related matters.
• Process and track submittals, RFIs, change orders, and project documentation in a timely and organized manner.
• Conduct regular owner meetings and jobsite walks to monitor progress, quality, and safety.
• Manage project financials including job cost tracking, monthly billing, lien waivers, and budget variance reporting.
• Identify and resolve project issues, conflicts, and schedule impacts proactively.
• Ensure compliance with all applicable building codes, safety regulations, and contract requirements.
• Coordinate with the project superintendent to align field operations with the project schedule.
• Prepare and present monthly project status reports to ownership and stakeholders.
• Manage project closeout including punch lists, as-builts, O&M manuals, warranties, and final billing.

ABOUT THE ROLE

We are recruiting on behalf of a well-established commercial construction firm in Birmingham, Alabama for an experienced Project Manager ready to lead ground-up and renovation projects from preconstruction through closeout. This is a direct-hire opportunity with a reputable local contractor known for delivering quality commercial work across the Birmingham metro area. The right candidate brings a strong foundation in commercial construction project management and the confidence to own a project independently from day one.

POSITION SUMMARY

The Commercial Construction Project Manager is responsible for the successful planning, execution, and delivery of commercial construction projects. This role requires strong leadership, financial accountability, and the ability to coordinate multiple stakeholders — owners, architects, engineers, subcontractors, and field crews — across the full project lifecycle. The Project Manager serves as the primary point of contact for all project-related communications and is accountable for delivering projects on time, within budget, and to the quality standards the firm is known for.

KEY RESPONSIBILITIES

• Manage commercial construction projects from preconstruction through final closeout and owner acceptance
• Develop and maintain project schedules, budgets, and cost forecasts throughout the project lifecycle
• Lead subcontractor selection, bidding, scope review, and contract execution
• Coordinate with owners, architects, engineers, and inspectors on all project-related matters
• Process and track submittals, RFIs, change orders, and project documentation in a timely and organized manner

REQUIREMENTS

• Minimum 5 years of project management experience in commercial construction — required
• Proven track record managing commercial ground-up or major renovation projects from start to finish
• Strong working knowledge of construction documents, specifications, and contract administration
• Experience managing project budgets and financial reporting across multiple simultaneous projects
• Proficiency with submittal and RFI processes, change order management, and project schedulingAbility to read and interpret architectural, structural, civil, and MEP drawings and specifications
• Strong communication skills — written and verbal — with owners, design teams, and subcontractors
• Self-directed with the ability to manage multiple active projects and competing priorities
• Proficiency with project management software — Procore, Buildertrend, Bluebeam, or equivalent
• Bachelor's degree in Construction Management, Civil Engineering, or related field — preferred but not required with sufficient experience

PREFERRED EXPERIENCE

• OSHA 30-Hour Construction Safety certification
• Working knowledge of AIA contract documents and subcontract administration
• Experience managing projects valued at $2M and above
• Birmingham or Alabama market familiarity — subcontractor relationships and local code knowledge a plus
