Construction Project Manager – Multifamily Renovations

South Florida / Miami

The Opportunity

We are partnering with a growing, mission-driven affordable and workforce housing developer seeking a Senior Construction Project Manager to oversee multifamily renovation and rehabilitation projects throughout Central/South Florida, with a strong focus on Miami.

The immediate need is for someone with significant multifamily renovation experience who understands the challenges of executing renovations within existing apartment communities. While renovation is the current priority, the company also has new construction projects in its pipeline, giving this individual exposure to both rehab and ground-up development over time.

Role Overview

The Senior Construction Project Manager will serve as the owner’s representative, providing oversight of general contractors and managing multiple renovation projects from preconstruction through completion.

This role requires someone who can manage budgets, schedules, quality, contractors, consultants, and internal stakeholders while keeping projects moving in active multifamily environments.

Key Responsibilities
  • Oversee multiple multifamily renovation and rehabilitation projects throughout South Florida
  • Serve as the owner’s primary point of contact with general contractors, architects, engineers, consultants, and vendors
  • Manage renovations involving unit interiors, building systems, exteriors, common areas, amenities, and other capital improvements
  • Develop and manage project budgets, schedules, scopes of work, and construction timelines
  • Monitor GC performance, construction progress, quality, costs, and schedule
  • Review change orders, pay applications, RFIs, submittals, and other project documentation
  • Identify potential project issues early and work with the project team to develop solutions
  • Coordinate construction activity with property management and operations when working within occupied communities
  • Conduct site visits and ensure projects meet company standards for quality and execution
  • Provide regular project updates, reporting, and forecasting to senior leadershipSupport ground-up multifamily construction projects as the company’s Florida pipeline continues to grow
Experience & Qualifications

Required:

  • 5+ years of construction project management experience
  • Strong multifamily renovation/rehabilitation experience
  • Experience managing substantial capital improvement or renovation programs within existing apartment communities
  • Strong understanding of construction budgets, schedules, contracts, change orders, and project documentation
  • Experience managing and holding general contractors accountable for project execution
  • Strong communication, organizational, and problem-solving skills
  • Proficiency with Microsoft Office Suite and construction/project management technology
  • Ability to travel to project sites throughout Central/Southern Florida

Preferred:

  • Direct experience working for a multifamily developer/owner or as an owner’s representative
  • General contractor experience
  • Affordable or workforce housing experience
  • Ground-up multifamily construction experience
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field
