Job description

Construction Manager - Affordable Multifamily Rehabilitation

Richmond, VA | Central/North Florida Considered | Multi-State Travel Required

Lead High-Impact Rehabilitation Projects for a Growing Affordable Housing Portfolio

A growing affordable multifamily developer and acquirer is seeking a Construction Manager to lead rehabilitation and value-add projects across its expanding portfolio. This newly created position offers the opportunity to take ownership of a major occupied rehabilitation project in Richmond, Virginia, while growing into a broader role overseeing multiple projects, pre-construction due diligence, and acquisition feasibility.

The immediate priority is a $6 million rehabilitation across two sister properties in Richmond, involving unit renovations, common area upgrades, building systems improvements, and coordination of temporary resident relocations. As the company's acquisition and development pipeline expands, this role will play an increasingly important part in evaluating properties, developing scopes and budgets, and managing projects across multiple markets.

This is an excellent opportunity for a hands‑on construction professional who can work independently, keep projects on track, and grow alongside a developing affordable housing platform.

Key Responsibilities
  • Manage Rehabilitation Projects: Oversee day‑to‑day execution of multifamily renovation and value‑add projects, ensuring work progresses according to established budgets, schedules, and quality standards.
  • Coordinate General Contractors and Subcontractors: Work closely with the GC, subcontractors, onsite property management teams, and regional leadership to resolve issues and maintain project momentum.
  • Monitor Budgets and Schedules: Track project costs, timelines, progress, and potential variances while providing clear, consistent reporting to ownership.
  • Oversee Punch Lists and Deficiencies: Generate and manage punch lists, track outstanding items, and ensure work is completed to expectations.
  • Support Occupied Rehabilitation: Coordinate construction activities with onsite teams and regional management to minimize disruption during renovations and facilitate resident relocation logistics when necessary.
  • Assist with Pre‑Construction Due Diligence: As the role expands, conduct property walkthroughs, assess existing conditions, develop preliminary scopes of work and budgets, and support feasibility analysis for potential acquisitions.
  • Scale Across Multiple Projects: Take on additional rehabilitation and renovation projects across the company's growing portfolio, including opportunities in Virginia, Florida, and other markets.
Qualifications
  • Demonstrated construction management experience overseeing rehabilitation, renovation, or value‑add projects.
  • Ability to independently manage contractors, subcontractors, project schedules, budgets, and quality control.
  • Experience preparing punch lists, tracking deficiencies, and driving projects through completion.
  • Strong coordination and communication skills, with the ability to work effectively with general contractors, onsite property management, regional leadership, and ownership.
  • A proactive, solutions‑oriented approach and the ability to manage competing priorities with minimal day‑to‑day supervision.
  • Willingness to travel regularly to project sites, including significant travel to Richmond, Virginia, during the initial rehabilitation phase.
Preferred Qualifications
  • Multifamily construction, affordable housing rehabilitation, or occupied renovation experience.
  • Experience with resident relocation coordination during occupied rehabilitation projects.
  • Pre‑construction due diligence, property condition assessments, scope development, budgeting, or acquisition feasibility experience.
  • General Contractor (GC) license, particularly as the company evaluates the potential to develop in‑house construction capabilities.

Multifamily experience and a GC license are not required. The company is willing to train the right construction professional on its internal standards. Strong general construction knowledge, sound judgment, and the ability to take ownership of projects are the priorities.

Location and Travel

The position may be based in Richmond, Virginia, or Central/North Florida, including the Jacksonville or Orlando areas, depending on the candidate's experience and location.

For Florida‑based candidates, expect approximately 2-3 days per week in Richmond during active project phases, with travel potentially decreasing to approximately six days per month as the project stabilizes. Additional travel will be required as projects and acquisition opportunities develop across the portfolio.

Why This Opportunity?
  • Meaningful project ownership: Take the lead on a $6 million occupied rehabilitation across two multifamily properties.
  • Career growth: Expand from project execution into pre‑construction, acquisition due diligence, and multi‑project oversight.
  • Growing platform: Join a hands‑on affordable housing developer and acquirer with an expanding pipeline of rehabilitation and development opportunities.
  • Direct access to ownership: Work closely with company leadership in a practical, entrepreneurial environment where your contributions will have a visible impact.
  • Opportunity to build: Help shape the construction management function as the company grows its portfolio and evaluates additional in‑house construction capabilities.

The ideal candidate is a capable, self‑directed construction professional who knows how to get projects done, communicate effectively, and take ownership. If you're ready to lead meaningful rehabilitation projects today and grow into a broader construction leadership role tomorrow, this opportunity offers a compelling next step.
