Job summary

Redwood Living, Inc. seeks a Construction Operations Agent to build and update construction estimates and budgets for multifamily developments. You will create schedules, review non-contracted spend, and support continuous improvement initiatives across RCC. You’ll act as a brand ambassador and ensure a high‑quality experience for stakeholders.

Responsibilities include budget management, takeoffs from plans, and coordinating with RCC leadership to meet lender requirements and project timelines.

Qualifications

  • 3+ years of construction industry experience preferred.
  • Proficient in Microsoft Excel & Word, with ability to learn new technologies quickly.
  • Bachelor’s Degree or other continued education.

Position Overview

Under the general direction of the Director of Construction Operations, the Construction Operations Agent will be responsible for creating and updating construction estimates and budgets; creating construction schedules; reviewing non-contracted spend by field teams and acting as an instrumental part of the continuous improvement initiatives of Redwood Construction Company (RCC). As such, you will be expected to act as a Redwood brand ambassador, promote our brand, and provide the best experience possible for the Redwood stakeholders with whom you interact.

All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.

Duties & Responsibilities:
  • Create and maintain construction loan budget estimates using Excel and construction software, leveraging historical costs, market trends, quantity takeoffs, and project‑specific requirements for multifamily developments.
  • Use Construction Software to create accurate takeoffs from Civil and Architectural plans.
  • Manage overall construction loan budget estimating process by scheduling due dates; leading meetings; reviewing civil, administrative, and soft costs; and following up on unique / outstanding items.
  • Update finalized budget throughout active construction to accommodate for contract overages, change orders, field needs, and updated projected trends.
  • Investigate and correct technical issues identified during the budget reallocation process.
  • Monitor spend during construction against budgets, investigating and presenting findings on mismanagement or improper coding of costs submitted by field teams.
  • Work directly with RCC department heads in creating loan closing construction schedules for lenders.
  • Create and maintain regional schedule templates using input from Directors of Construction and Neighborhood Superintendents.
  • Develop and load construction schedules within the construction software, collaborating with Development and Construction leadership to ensure timely project execution.
  • Analyze current vendor capacity and scheduling data to find trends and bottlenecks in production.
  • Lead and support Construction Operations continuous improvement initiatives, managing assigned projects and driving process enhancements in collaboration with cross‑functional teams.
  • Provide back‑office support to RCC team members for key administrative tasks.
  • All other related duties, as assigned.

Physical Requirements:
  • Must be able to use standard office equipment such as computers, desk phones, cell phones, photocopiers, etc.
  • Must be able to navigate stairs occasionally, particularly in the event of elevator outages or during emergency situations.
  • Must be able to sit for extended periods of time, stand, bend, and walk with the ability to lift 30 pounds occasionally.
Attendance and Scheduling:
  • Punctuality and consistent attendance are essential for success in this role, and employees must adhere to set start times and assigned schedules.
  • Occasional travel may be required for team outings, training sessions, or company-sponsored events, estimated at less than 5% annually.
  • Job is performed in a professional office environment.
  • Exposure to varying indoor temperatures depending on location in the building and season.
  • Combination of natural daylight and standard office lighting throughout the workspace.
  • Movement across multiple flooring types, including tile, carpet, and other transitions.
  • An open workspace layout, defined by a shared space without traditional enclosed offices or high‑walled cubicles, may introduce distractions or reduce privacy.
  • Possibility of shared desk spaces.
