ALIGCUS Inc. in Northern California seeks an experienced Construction Manager to lead our NorCal ADU and residential projects. You will oversee field operations, enforce safety, manage budgets, and coordinate with design teams to deliver on time and within scope.

The ideal candidate has 7–10 years of residential construction management experience, deep knowledge of Bay Area ADUs, and strong leadership with proficiency in Buildertrend. Bilingual English/Spanish or English/M Mandarin preferred.

Qualifications

• Proven track record delivering projects on time and within budget.
• Experience with Buildertrend and project reporting.

• Project Budget Management: track expenses, subcontractor costs, materials, and profit margins; coordinate pricing.
• Subcontractor Recruitment: source, evaluate, and hire qualified subs.
• Project Scheduling: establish timelines and coordinate trades to prevent delays.
• Project Execution: own progress, identify obstacles, drive to completion.
• Inspection Management: coordinate city inspections and approvals.
• Quality Control: ensure plans and company standards are met.

We are looking for

We’re looking for an experienced Construction Manager to lead our NorCal ADU and residential projects. You bring 7-10 years of residential construction management experience, strong knowledge of Bay Area ADUs, and a track record of delivering quality projects on time and on budget.

Job Responsibilities

1.Construction Supervision

• Oversee multiple residential and ADU jobsites, ensuring quality, safety, and productivity.

Project Budget Management

• Track project expenses, subcontractor costs, materials, and profit margins.
• Coordinate with management on project pricing.

2.Subcontractor Recruitment

• Source, evaluate, and negotiate with qualified subcontractors, and recommend or hire them within approved authority.
• Build a new GC/subcontractor team within the first two months while managing active projects.

3.Project Scheduling

• Establish construction timelines, coordinate trades, and prevent delays.

4.Project Execution

• Take ownership of project progress, identify obstacles early, and drive projects to completion.

Inspection Management

• Coordinate city inspections, correct deficiencies, and obtain required approvals.

5.Quality Control

• Ensure construction meets approved plans, specifications, and company standards.

6.Reporting

• Maintain Buildertrend updates, project budgets, schedules, progress photos, and management reports.

Job Requirements

1.Experience

• 7-10 years of residential construction management experience.
• Working knowledge of ADU construction in the Bay Area, including local codes, permitting, and jurisdiction-specific requirements.
• Proven record of delivering projects on time and within budget.

2.Skills

• Strong knowledge of residential building methods, codes, and trades.
• Ability to read and interpret plans, specifications, and permit documents.
• Experience with scheduling, cost control, and subcontractor negotiation and management.
• Strong communication, leadership, and problem-solving skills.
• Comfortable with project management software such as Buildertrend.

3.Other

• Experience across multiple Bay Area jurisdictions.
• Existing network of qualified subcontractors in the Bay Area.
• Bilingual English/Mandarin or English/Spanish(Preffered).
