Job summary

Overton Moore Properties in Torrance, CA seeks an Industrial Construction Project Manager for West Coast projects. The role reports to the Senior VP of Development and Construction and requires extensive commercial/multifamily construction experience.

Responsibilities include cost/schedule control, permits, RFPs, subcontractor management, and liaison with lenders and investors. A bachelor’s degree is preferred; strong leadership, AI/Excel/MS Project skills, and excellent communication are

Qualifications

• Minimum 10–15 years of commercial or multifamily construction management experience.
• Bachelor’s degree preferred, preferably with coursework in construction, engineering, or related fields.
• Ability to prioritize and multi-task while leading meetings and delivering reports.
• Strong leadership and professional environment maintenance abilities.
• Solid understanding of construction, architectural design, and related processes.
• Proficiency with AI, Excel and MS Project or similar PM software.
• Excellent verbal and written skills when dealing with contractors and clients.

Responsibilities

• Drive, develop, and cultivate relationships with Architects, Engineers, General Contractors, Sub-Contractors, and Inspectors.
• Communicate with general contractor project managers about project cost, staffing, scheduling, and safety.
• Own estimation review, cost, schedule, quantity and budget control.
• Procure all necessary permits and licenses.
• Manage RFP process when selecting a general contractor.
• Oversee bidding, budgeting, and buy-out of subcontractor trades.
• Research material lead times and delivery timelines, means and methods.
• Prepare consultant and construction contract documents.
• Approve invoices and coordinate monthly draws with accounting.
• Manage final project close out.

Founded in 1972, Overton Moore Properties (OMP) a privately held industrial developer with projects in in California, Arizona, Nevada and Utah is seeking an Industrial Construction Project Manager for our exciting new projects on the West Coast. We look for individuals that want a long term stable position in our industry. The position will report to the Senior Vice President of Development and Construction and be based in Torrance CA.

Responsibilities

• Drive, develop, and cultivate relationships with Architects, Engineers, General Contractors, Sub-Contractors, and Inspectors
• Communicates directly with general contractor’s project manager/superintendent concerning project cost, staffing, scheduling, and safety
• Assumes responsibility for estimation review, cost, schedule, and quantity and budget control
• Procure all necessary permits and licenses
• Responsible for RFP process when selecting a general contractor
• Oversee and review all bidding, budgeting, and buy-out of subcontractor trades
• Research material, lead time and project delivery timeline, means, and methods
• Prepare consultant and construction contract agreement documents
• Approve job invoices and work with accounting group on monthly draws
• Prepare final close out
• Oversee in person the construction site and work progress
• Communicate and coordinate with construction oversight personnel from institutional equity partners and lenders
• Reporting for management, lenders, and investors including budgets and timeliness

Requirements

• Minimum of 10 to 15 years prior experience in commercial or multifamily construction management required
• bachelor’s degree from an accredited university preferred, preferably with coursework in construction, engineering, or related fields
• Ability to prioritize and multi-task while leading meetings, delivering reports,
• Ability to demonstrate effective leadership methodologies, while maintaining a professional environment
• Strong technical understanding of construction, architectural design, and
• Strong abilities with AI, Excel and MS Project or other similar project management software
• Excellent verbal and written skills when dealing with contractors, customers or fellow employees
• Must have and maintain a valid driver’s license
