Job summary

Samara, a builder of high-quality prefabricated buildings in California, seeks a Construction Manager to own field program performance across all NorCal projects. This hybrid-delivery role combines self-perform crews and subcontracted trades, with standards-setting and client accountability across the portfolio.

The role reports to the Director of Construction and directly manages Northern California Superintendents, shaping field execution standards and coordinating with Precon/Development

Qualifications

• 5+ years construction management experience with self-perform and subcontractor delivery.
• Volumetric/modular construction experience preferred: factory-to-field handoff and crane day sequencing.
• Experience managing multiple concurrent projects/sites.
• Strong crew supervision and subcontractor management skills.
• Excellent client-facing communication (verbal & written).
• Knowledge of California building codes, permitting, and safety standards.
• Valid driver’s license and ability to travel regionally.

Responsibilities

• Own labor hour performance across self-perform crews and monitor productivity.

As our Northern California footprint grows, we need a Construction Manager to own field program performance across all NorCal projects — this is a hybrid-delivery role, running both self-perform crews and subcontracted trades, with standards-setting and client accountability across the portfolio.

Reports to: Director of Construction

Direct reports: Northern California Superintendent(s)

This is a portfolio-level role with direct management authority. You are not running one project day-to-day — you are setting the standard, sequencing, and accountability bar across every active NorCal project simultaneously, directly managing the Superintendent(s) who execute at the project level, and acting as the region's operational leader across both self-perform crews and subcontracted scopes.

Portfolio Oversight & Standards — Primary Responsibility

• Own field program performance across all active Northern California projects — schedule adherence, quality standards, and safety compliance at the portfolio level.
• Directly manage the NorCal Superintendent(s) — set expectations, review performance, and provide day-to-day direction on standards and priorities.
• Set and enforce field execution standards, sequencing logic, and crew/subcontractor performance expectations consistent with Samara's install standards.
• Serve as the primary client-facing lead for NorCal projects — client communication, site access coordination, and schedule updates.
• Act as the Director of Construction's operational proxy in Northern California for install and field management.
• Direct the Superintendent(s)' project-level execution and hold accountability for outcomes across the portfolio; intervene directly when a project's execution falls outside standard.
• Escalate cross-project resourcing conflicts, systemic performance issues, or schedule risk to the Director of Construction.

Self-Perform Crew Management

• Own labor hour performance across self-perform crews — this is one of the division's primary KPI and a core measure of this role's success.
• Direct crew staffing, sequencing, and cross-project labor allocation through the Superintendent(s) and Foremen, balancing crew availability against the active project pipeline.
• Set and monitor cycle time, installation speed, and cost-per-unit targets for self-perform scopes; identify and correct productivity drift before it compounds across the portfolio.
• Oversee crane day planning and module set sequencing for self-perform projects, ensuring Superintendents and Foremen execute to the approved plan.
• Own safety compliance and defect rate performance for self-perform crews — job hazard analyses, pre-task plans, and corrective action follow-through.
• Manage equipment, tooling, and crew resourcing needs across concurrent self-perform projects.

Subcontractor Management

• For scopes delivered via subcontractor, own subcontractor qualification, performance accountability, and standards enforcement across the portfolio.
• Coordinate with Precon/Development teams on subcontractor bid packages, scope alignment, and readiness ahead of mobilization.
• Manage escalations involving subcontractor performance, scope disputes, or safety non-compliance.
• Make and defend self-perform vs. subcontract sequencing calls project-to-project, in coordination with the Director of Construction.

Construction. Quality & Reporting

• Log field issues in ACC and elevate RFIs consistent with the division's RFI process.
• Track and report NorCal portfolio-level metrics (labor hours, schedule adherence, cost per unit, cycle time, defect rates, subcontractor performance) to the Director of Construction.
• Provide factory feedback on NorCal-specific field conditions through the established field-to-factory process.

Qualifications Required

• 5+ years construction management experience, with direct experience managing self-perform crews as well as subcontractor-based delivery.
• Volumetric/modular construction experience strongly preferred — specifically factory-to-field handoff, module set and crane day sequencing, and stitching/seaming/module connection tolerances.
• Demonstrated ownership of labor hour, productivity, or cost-per-unit KPIs on prior projects.
• Experience managing multiple concurrent projects/sites.
• Strong crew supervision and subcontractor management skills.
• Excellent client-facing communication — verbal and written.
• Working knowledge of California building codes, permitting, and safety standards.
• Valid driver's license and reliable transportation; regional travel required.

Note on Structure The Construction Manager directly manages the Superintendent(s), who in turn supervise Foremen and self-perform crews. The Construction Manager owns portfolio-level standards, labor hour and productivity performance, client accountability, and performance management across all NorCal projects — spanning both self-perform and subcontracted scopes. The Construction Manager reports to the Director of Construction.
