Job summary

Bullpen, on behalf of our client, seeks a Construction Project Manager to join a growing real estate investment and development platform focused on repositioning hospitality assets into multifamily housing.

This role as the owner’s representative will oversee the construction process from pre-development through delivery, manage general contractors, maintain schedules and budgets, and ensure timely, high-quality project completion with cross-functional collaboration.

Qualifications

  • 5+ years of construction project management experience.
  • Experience in multifamily or commercial construction environments.
  • Prior owner’s rep capacity or direct GC management experience.
  • Strong scheduling, budgeting, and project execution understanding.
  • Proficiency with construction management tools (Procore/Buildertrend/MS Project).
  • Bachelor’s degree in Construction Management or related field preferred.
  • PMP/ CCM/ OSHA certifications are a plus.

Responsibilities

  • Act as owner’s representative, overseeing all construction phases from planning to delivery.
  • Manage general contractors and consultants, ensuring schedules and budgets are maintained.
  • Develop and maintain project schedules, address delays, and resolve issues on site.
  • Track budgets, forecasts, change orders, and draw requests; seek cost savings where possible.
  • Oversee inspections, punch list completion, and final delivery; ensure regulatory compliance.
  • Collaborate with acquisitions and asset management teams; provide status updates on milestones.

Bullpen, on behalf of our client, is seeking a Construction Project Manager to join a growing real estate investment and development platform focused on acquiring and repositioning hospitality assets into multifamily housing.

The firm has built a ~$400M portfolio and continues to scale, supported by long-term capital from high-net-worth investors. This is an opportunity to join a lean, high-performing team and take ownership of projects from pre-development through delivery.

The Role

The Construction Project Manager will act as the owner’s representative, overseeing all aspects of the construction process from initial planning through project completion.

This individual will be responsible for managing general contractors, maintaining schedules and budgets, and ensuring projects are delivered on time and to a high standard.

Key Responsibilities
Pre-Development & Planning
  • Support feasibility analysis and budgeting during early-stage project planning
  • Assist in contractor selection and bid process management
  • Review scopes, contracts, and project assumptions
Project Execution
  • Manage general contractors and consultants throughout construction
  • Develop and maintain project schedules, identifying and addressing delays
  • Oversee day-to-day construction activities and resolve issues as they arise
Budget & Cost Management
  • Track project budgets, forecasts, and cost variances
  • Review and approve change orders and draw requests
  • Identify opportunities for cost savings and value engineering
Project Closeout
  • Oversee inspections, punch list completion, and final delivery
  • Ensure projects meet quality standards and regulatory requirements
Cross-Functional Coordination
  • Partner with internal teams including acquisitions and asset management
  • Provide regular updates on project status, risks, and key milestones
Qualifications
  • 5+ years of construction project management experience
  • Experience in multifamily or commercial construction environments
  • Prior experience working in an owner’s rep capacity or managing GCs directly
  • Strong understanding of construction scheduling, budgeting, and project execution
  • Proficiency with tools such as Procore, Buildertrend, MS Project, or similar
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
  • PMP, CCM, or OSHA certifications are a plus
