As a Construction & Facility Maintenance Manager, you will be responsible for coordinating facility maintenance and construction projects. You will also monitor and review real estate and construction costs and Service Center repairs and renovations, as well as perform inspections of all Service Center on a bi-annual basis.
Monitor and oversee real estate and construction costs with in-house cost reports, and maintain cost history on assigned projects to ensure projects are kept on schedule. Manage and oversee all Service Center repairs and renovations daily, to ensure they remain on schedule. Provide sketches of site plans, floor plans, etc., as requested. Estimate cost according to the plans and specifications furnished. Obtain bid prices from contractors on a weekly basis, as necessary, depending on schedule. Develop time schedule for approved projects. After contract is awarded, checks building or work progress to maintain schedule. This includes shop drawings, grading, and metal building plans on a monthly basis, when required, to stay on schedule. Verify related project invoices and submit for approval. Make regular, monthly visits to the site to ensure that work is progressing according to schedule, to keep payments current and contractor on schedule. Coordinate the opening of new terminals with Operations personnel. Coordinate lease and repair with parties in order to finalize as necessary, depending on schedule. Receive and distributes final closeout documents regarding final completion of project. This includes submittals, shop drawings, maintenance manuals, subcontractor list, lien releases, substantial completion, certificates of occupancy, as-built plans, etc., as necessary, depending on completion of projects. Prepare scope of work specifications and solicits bids for major and minor repair and renovation work (e.g., paving roofs; Heating, Ventilation, and Air Conditioning (HVAC); painting; siding; concrete; etc.) once approved. Awards contract and follow through until completion weekly, to ensure Service Center are well-maintained. Prepare and monitor an annual maintenance budget to include all Service Center, in order to set priorities. Check all invoices for maintenance and repairs as submitted from outside managers, making sure all project numbers, approvals, etc., are assigned prior to submitting for approval to ensure amounts are correct. Perform a maintenance inspection of Service Center at least once every 24 months and documents with an inspection form to be provided to the Vice President of Real Estate. Provide suggestions for improvements and a list of required work. Work with Service Center Manager to obtain estimate for corrective action each year, in order to set priorities. Review the same with Regional Vice Presidents for awareness and planning. Coordinate the purchase, delivery, and installation of all owner furnished items at new projects each month, as schedule dictate, in order to get the best prices and delivery. This includes but is not limited to dock boards, trailer loading lights, ramps, signs, etc. Responsible for making independent decisions on certain maintenance projects, and on-site when making site visits. Make shared decisions related to accepting major construction bids and contractor selection. Responsible for the maintenance budget and invoice approval on all owner furnished materials and maintenance project invoices. Responsible for interacting with Service Center Managers, Assistant Managers, Shop Managers, field maintenance personnel, fleet maintenance personnel, as well as all other internal departments and external parties, on a regular basis. Responsible for interacting with contractors, vendors, engineers, and miscellaneous government departments on a regular basis.
For this role, you will need to have a High School Diploma or GED, at least 5 years of experience in building construction or a related field. We would prefer for you to have a Bachelor's Degree in Construction Management, Architecture or Engineering.
