Job summary

AppleOne Employment Services is partnering with several South Florida Commercial General Contractors to hire mid-level and senior estimators. The role focuses on developing complete estimates for ground-up and renovations, across all trades, with a strong understanding of the South Florida market and local conditions.

The position offers a competitive salary based on experience, typically in the $100k-$150k range plus BOE, and full-time direct-hire opportunities.

Qualifications

• 5-10+ years of commercial construction estimating experience preferred, depending on level.
• Commercial General Contractor experience is required.
• Strong experience estimating all divisions/trades of commercial construction.
• Experience preparing complete estimates for ground-up and major renovations.
• Strong understanding of drawings, specs, scopes of work, and bid documents.
• Ability to perform detailed quantity takeoffs and subcontractor bid analysis.

Responsibilities

• Prepare detailed conceptual, schematic, design-development, and final construction estimates.
• Develop comprehensive estimates covering all major CSI divisions and trades.
• Perform detailed quantity takeoffs from drawings, specs, and construction documents.
• Review documents for scope and completeness across architectural, structural, civil, and MEP disciplines.
• Develop bid packages for subcontractors and vendors; solicit and analyze proposals.
• Identify scope gaps, risks, and cost-saving opportunities; provide VE recommendations.

Position Overview

AppleOne is partnering with several highly reputable, stable, and established Commercial General Contractors throughout South Florida that are seeking experienced Mid-Level and Senior Estimators to join their preconstruction and estimating teams.

These opportunities are ideal for construction professionals with 5-10+ years of estimating experience working directly for a Commercial General Contractor and a strong understanding of all divisions of construction.

Candidates should have experience developing complete estimates for commercial construction projects from conceptual/preconstruction stages through final bid and buyout. Strong knowledge of the South Florida construction market, subcontractor community, material pricing, and local building conditions is highly preferred.

Projects may include ground-up construction, renovations, expansions, tenant improvements, healthcare, hospitality, municipal/public, education, multifamily, industrial, retail, office, and other commercial projects depending on the GC.

Key Responsibilities

• Prepare detailed conceptual, schematic, design-development, and final construction estimates.


• Develop comprehensive estimates covering all major CSI divisions and trades.


• Perform detailed quantity takeoffs from drawings, specifications, and construction documents.


• Review architectural, structural, civil, MEP, and other construction documents for scope and completeness.


• Develop detailed scopes of work and bid packages for subcontractors and vendors.


• Solicit, review, level, and analyze subcontractor and supplier proposals.


• Identify scope gaps, exclusions, overlaps, constructability concerns, and potential project risks.


• Prepare bid comparisons and subcontractor leveling sheets.


• Develop project budgets based on historical costs, current market conditions, and subcontractor pricing.


• Maintain strong relationships with subcontractors, suppliers, and trade partners throughout South Florida.


• Participate in preconstruction meetings, bid reviews, scope reviews, and project turnover meetings.


• Work closely with Project Executives, Project Managers, Superintendents, Preconstruction leadership, architects, engineers, owners, and subcontractors.


• Provide value-engineering recommendations and identify potential cost-saving alternatives.


• Assist with subcontractor buyout and transition awarded projects from estimating/preconstruction to operations.


• Maintain accurate historical cost data and stay current on construction pricing and market conditions.

Required Qualifications

• 5-10+ years of commercial construction estimating experience preferred, depending on level.


• Commercial General Contractor experience is required.


• Strong experience estimating all divisions/trades of commercial construction.


• Experience preparing complete estimates for ground-up and/or major commercial renovation projects.


• Strong understanding of construction drawings, specifications, scopes of work, and bid documents.


• Ability to perform detailed quantity takeoffs and subcontractor bid analysis.


• Strong understanding of construction means and methods.


• Knowledge of the South Florida subcontractor and construction market is strongly preferred.


• Strong analytical, organizational, communication, and negotiation skills.


• Ability to manage multiple bids and deadlines simultaneously.


• Bachelor's degree in Construction Management, Engineering, Architecture, Building Construction, or a related discipline is preferred; equivalent construction experience will also be considered.

The ideal candidate is a well-rounded Commercial GC Estimator who understands a project from the ground up and is comfortable estimating across multiple construction divisions rather than specializing in only one trade.
