Job summary

Green Key Resources seeks a Senior Construction Estimator to lead the estimating process from review to final proposal submission for large commercial projects.

You will collaborate with preconstruction, operations, subcontractors, and stakeholders to craft competitive bids and tailored strategies that drive project success and margin protection.

Qualifications

  • 5+ years of commercial construction estimating experience.
  • Experience estimating large commercial projects, preferably $5M+ in value.
  • Strong understanding of construction means, methods, materials, and project delivery processes.
  • Ability to independently manage estimates from initial review through final bid submission.
  • Proficiency with estimating software such as Timberline, OST, and MS Office.

Responsibilities

  • Lead the preparation of competitive estimates for large-scale commercial construction projects.
  • Review project plans, specifications, and contract requirements to understand scope.
  • Establish estimating strategies, identify risks, and improve bid competitiveness.
  • Develop and maintain subcontractor and vendor relationships for reliable bid coverage and pricing.
  • Manage subcontractor outreach, bid solicitation, scopes, and proposal coordination.
  • Define subcontractor scopes of work and evaluate pricing for accuracy and alignment.
  • Perform detailed quantity takeoffs across multiple divisions.
  • Prepare bid summaries, cost breakdowns, and supporting documentation.
  • Analyze estimates for constructability, risk, and schedule impacts.
  • Collaborate with operations on logistics, phasing, and site utilization.
  • Support pre-bid meetings, project handoffs, and estimate reviews.

We are seeking a Senior Construction Estimator to join a respected commercial construction organization and lead the estimating process from initial project review through final proposal submission. This direct hire opportunity is ideal for an experienced professional who enjoys strategic thinking, building strong industry partnerships, and having a measurable impact on the success of major commercial projects

What You'll Do

As an Estimator, you will lead the estimating process for commercial construction opportunities while working closely with preconstruction, operations, subcontractors, and project stakeholders.

Key Responsibilities:
  • Lead the preparation of competitive estimates for large-scale commercial construction projects.
  • Review project plans, specifications, and contract requirements to develop a complete understanding of scope.
  • Establish estimating strategies, identify project risks, and evaluate opportunities to improve bid competitiveness.
  • Develop and maintain strong subcontractor and vendor relationships to ensure reliable bid coverage and accurate pricing.
  • Manage subcontractor outreach, bid solicitation, scope reviews, and proposal coordination.
  • Define subcontractor scopes of work and evaluate pricing for completeness, accuracy, and alignment with project requirements.
  • Perform detailed quantity takeoffs across multiple divisions, including both subcontracted and self-performed work.
  • Prepare bid summaries, cost breakdowns, general requirements, and supporting estimate documentation.
  • Analyze estimates for constructability, risk, schedule impacts, and overall project approach.
  • Collaborate with operations teams on logistics planning, project phasing, site utilization, and execution strategies.
  • Support pre-bid meetings, project handoffs, and estimate reviews with internal teams and external partners.
  • Continue expanding subcontractor networks and market relationships to support future project opportunities.
  • Contribute to estimating process improvements, team collaboration, and department initiatives.
What We're Looking For
  • 5+ years of commercial construction estimating experience.
  • Experience estimating large commercial projects, preferably $5M+ in value.
  • Strong understanding of construction means, methods, materials, and project delivery processes.
  • Ability to independently manage estimates from initial review through final bid submission.
  • Proven ability to develop bid strategies and identify opportunities to improve competitiveness.
  • Strong subcontractor relationship-building skills with the ability to expand market coverage.
  • Experience with public works and/or private commercial projects preferred.
  • Background with self-performed concrete and carpentry estimating is highly desirable.
  • Proficiency with estimating and construction software such as Timberline, On-Screen Takeoff (OST), and Microsoft Office Suite.
  • Strong analytical skills with the ability to identify cost impacts, risks, and opportunities.
  • Creative problem solver who can develop innovative approaches to successfully compete for work.

This role is primarily office-based with occasional visits to active construction sites for project reviews, meetings, and coordination. Candidates should be comfortable working in an active construction environment, including jobsite conditions, construction noise, and varying field conditions.
