Job summary

Fairfield Homes, Inc. is seeking a Compliance Specialist I to join our hybrid team in Ohio.

You will process verifications end-to-end, directly contact residents and third-party verifiers, and strive for 100% on-time recertifications while supporting on-site teams and residents. The role emphasizes delivering top-tier customer service, maintaining compliant lease records, and staying current with HUD, LIHTC, RD, and related program requirements.

Position Location

Hybrid. This is a hybrid position based out of your primary residence. Ohio applicants will be given priority to align with business needs.

Pay Rate

$21 – $23 per hour, depending on experience and qualifications

WHO YOU ARE

You are a Compliance Specialist I with at least one (1) year of experience in affordable housing who is responsible for processing verifications from start to finish, communicating directly with residents and third-party verifiers to get necessary information. Delivering the highest level of customer service, your goal is to work towards the compliance goal of having 100% on-time recertifications.

WHAT YOU’LL BE DOING
  • Follow, promote and enforce safety policies, practices, and procedures to ensure safe working conditions and behaviours are maintained.
  • Ensure certifications processed comply with Housing & Urban Development (HUD) Section 8, Low-income Housing Tax Credit (LIHTC), United States Department of Agriculture (USDA) Rural Development (RD) and all other income-restricted programs for the portfolio. Oversee the qualification of initial move-in files, ongoing annual and interim recertification files and overall compliance for all existing affordable units within the portfolio.
  • Stay current with federal, state and local updates about various program requirements.
  • Improve the overall results of LIHTC, HUD and RD audits by enhancing the compliance and quality assurance methods of the Compliance Department and by ensuring 100% of the resident files (critical components) are uploaded and reviewed according to Company protocols.
  • Spearhead and audit the completion of monthly, quarterly and annual reports.
  • Maintain compliant lease records to ensure positive file inspections/reviews set-forth by the Company, regulatory agencies, investors, partners and other applicable parties.
  • Create, distribute and track all verification documents for resident files, including income, assets, deductions and other required verification forms.
  • Calculate income, assets and deductions.
  • Review documents provided by residents, applicants and property management to determine eligibility with all applicable programs.
  • Communicate with third-party verifiers to gather required information.
  • Partner with Community Managers and residents to complete the verification process.
  • Contact residents with any questions, concerns or additional information.
  • Provide the Compliance Specialist II with complete packages to review and approve.
  • Elevate and deliver best-in-class customer service to all internal and external customers.
WHAT YOU NEED
  • High school diploma or GED equivalent.
  • Minimum one (1) year of experience in the affordable housing industry, including or a combination of Housing and Urban Development (HUD), Rural Development (RD) and/or Low-income Housing Tax Credit (LIHTC).
  • Excellent knowledge of RealPage Leasing and Rents and OneSite Accounting, preferred.
  • Excellent knowledge of Microsoft Office Suite, including Office 365 and Microsoft Teams.
  • Detail-oriented, organized, and strong analytical skills.
  • Excellent customer service skills: warm, friendly, and helpful in person and on the phone.
