Key Responsibilities:
  • Plan and conduct compliance testing reviews covering mortgage origination, underwriting, closing, post-closing, servicing, default servicing activities.
  • Review loan files, servicing records, system data, correspondence, reports, and supporting documentation for compliance with applicable requirements.
  • Evaluate compliance with Ginnie Mae, FHA/HUD, USDA Rural Development, Fannie Mae, and other applicable agency or investor guidelines.
  • Interpret federal and state mortgage laws, regulations, agency guidance, servicing requirements, and investor directives when conducting audits and evaluating results.
  • Review operational processes for compliance with applicable requirements, including RESPA/Regulation X, TILA/Regulation Z, ECOA/Regulation B, FCRA/Regulation V, HMDA/Regulation C, SCRA, FDCPA, UDAAP, fair lending, privacy, and state mortgage laws.
  • Develop audit scopes, testing procedures, sampling methodologies, workpapers, and evidence requirements based on identified criteria.
  • Perform transactional loan-file testing and validate system data across Encompass, MSP, LoanSphere, MERS, and related mortgage platforms.
  • Evaluate servicing functions such as payment processing, escrow administration, borrower communications, complaints, credit reporting, loss mitigation, foreclosure, bankruptcy, payoff processing, lien releases, and investor reporting.
  • Identify regulatory violations, control deficiencies, documentation gaps, process inconsistencies, and potential consumer harm.
  • Distinguish isolated exceptions from systemic or repeat issues and assess the severity, root cause, and potential impact of findings.
  • Prepare clear, well-supported audit reports that describe the requirement, condition, cause, risk, and recommended corrective action.
  • Discuss findings with process owners and management, resolve factual questions, and obtain management responses and remediation commitments.
  • Collaborate with the Compliance Management Team on corrective-action plans through completion and validate that remediation is timely, sustainable, and effective.
  • Maintain complete, accurate, and audit-ready documentation supporting all testing, conclusions, and findings.
Required Qualifications:
  • Two or more years of experience in mortgage compliance auditing, mortgage quality control, internal audit, regulatory compliance, or a closely related mortgage function.
  • Practical experience with mortgage origination, underwriting, servicing, and quality-control processes.
  • Experience reviewing loan activity across the full mortgage lifecycle, from application and underwriting through servicing, default management, and loan resolution.
  • Experience with data analytics, exception reporting, issue management, automated controls, or system-based audit testing.
  • Demonstrated ability to read, interpret, and apply mortgage regulations, agency handbooks, investor guidelines, bulletins, and contractual requirements.
  • Working knowledge of requirements applicable to:
  • Ginnie Mae issuers and servicers
  • FHA-insured mortgage loans and HUD Handbook 4000.1
  • USDA Rural Development guaranteed loans
  • Fannie Mae selling and servicing requirements
  • Federal consumer financial protection laws and regulations
  • Applicable state origination and servicing requirements
  • Experience using or auditing information maintained in:
  • MSP/Black Knight
  • Encompass
  • LoanSphere
  • MERS
  • Experience performing transactional testing, loan-file reviews, process walkthroughs, control assessments, and root-cause analysis.
  • Ability to reach defensible conclusions using regulatory and documentary evidence.
  • Strong analytical, investigative, organizational, and critical-thinking skills.
  • Strong written communication skills, including the ability to prepare concise and well-supported audit findings.
  • Ability to communicate difficult findings professionally and work collaboratively with employees at all organizational levels.
  • Ability to manage multiple audits, deadlines, and corrective-action items while maintaining accuracy and independence.
  • Proficiency with Microsoft Office or Google Workspace, including spreadsheets used for audit testing, data analysis, and findings tracking.

Position Summary:

We are seeking an experienced Compliance Testing Analyst with a strong background in mortgage origination, underwriting, servicing, and quality control.
