Duties and Responsibilities
- Required to work inside the model sales office during business hours except for assigned days off, with approval for any deviations.
- Maintain a business‑professional attire and attitude at all times.
- Meet or exceed a monthly community sales goal.
- Manage the contract process for new sales from start to finish, ensuring all documents are properly executed and delivered to the corporate office within 48 hours.
- Report all required contract documents to the developer when necessary.
- Follow up on all prospects, entering them into the CRM system and keeping records current.
- Demonstrate knowledge of Newmark Homes, the assigned community, products, competition, and the Houston home market.
- Obtain pricing for all prospects and buyers through established company procedures.
- Schedule all Design Center appointments within the required timeframe, ensuring collection of deposits, redraw fees, and custom options.
- Collaborate with Marketing to keep collateral, website, MLS, signage, and photography up to date and accurate; maintain realtor relationships.
- Initiate independent prospecting activities and, when possible, work with the community developer.
- Manage inventory levels, walk homes, maintain approved options, and ensure sales of homes.
- Resolve buyer and realtor concerns at the field level, escalating only after other options are exhausted.
- Schedule all construction meetings in the field with builders; hold weekly joint phone calls and, when possible, attend together.
- Schedule all buyer closings with the buyer and community closing coordinators.
- Track backlog of sold homes; provide status every two weeks and resolve items within the given timeframe.
Marketing Responsibilities
- Realtor outreach: printed collateral, office visits, electronic flyers, and MLS activities.
- MLS management: list homes, upload at least six photos, maintain listings throughout the build process, update descriptions and photos as needed, upload progress construction photos, and handle additional photography requests.
- Collateral: order and proof collateral, notify Marketing of inventory or plan changes, send all orders by the Wednesday of each business week.
- Signage: request sold and available signage, work with the builder team for placement, maintain signage appearance, install after stage 16, create inventory flyers for sign boxes, and remove signage upon sale.
Qualifications
- Associate’s Degree (AA) or equivalent from a two‑year college or technical school.
- Basic knowledge of Microsoft Outlook and Word, and basic knowledge of Newmark systems and HAR.
- Minimum of three years proven success in a New Home Sales position.
- Strong sales and marketing skills.
- Outstanding interpersonal, communication, and organizational skills.
- Professional demeanor, strong work ethic, and exceptional listening skills.
- Attendance to the model sales office during business hours without exception, unless prior approval is obtained.
- Compliance with business‑professional attire and attitude.
- Participation in continued education training as scheduled by management.
