Job summary

Carleton Living in Dallas is seeking an Assistant Community Manager to assist in operating and financially managing leasing, maintenance, resident services, capital improvements and collections. The role supports expense controls, staff management and risk management, with a focus on accurate record-keeping and excellent customer service.

You will collect rents, maintain records, prepare reports, show units, screen applications, coordinate refurbishments, and assist in evictions when needed.

Qualifications

• High school education or equivalent; education beyond high school preferred.
• 3 to 5 years’ experience in the industry with 2 years' experience as a Community Manager or Assistant Community Manager.
• Valid driver's license; personal automobile for local travel.

Responsibilities

• Collect rents and maintain computer records according to Carleton Living procedures and policies.
• Post charges for work orders, late charges, etc., by entering them in the computer and generating resident notices.
• Complete Pre-close and AME.
• Follow up on delinquent accounts and pursue collections per procedures.
• Prepare and maintain resident files per compliance policy.
• Assist in showing units and screening applications.
• Assist in scheduling vacant units for refurbishing and occupancy.
• File for eviction and attend eviction courts when needed.
• Develop and/or update and/or maintain weekly and monthly reports.
• Maintain records of comparable rents and market amenities.
• Answer the phones pleasantly and professionally.
• Maintain courteous communication with customers, applicants, owners, vendors, contractors, and others.
