Job summary

ALCO Management is seeking a Community Manager to oversee daily property operations, financial performance, regulatory compliance, and resident satisfaction for an assigned property. You will lead site staff, manage maintenance and vendors, and ensure the property is safe, well-maintained, and market ready.

Responsibilities include budgeting, cost control, overseeing rental collections, reporting, and ensuring compliance with Fair Housing laws, Section 8, and Tax Credit programs.

Qualifications

• Solid understanding of Project-Based Section 8 and Tax Credit programs.
• Strong financial management skills including budgeting, forecasting and cost control.
• Proficient in Microsoft Office (Excel, Word, Outlook).
• Ability to travel for training and occasional meetings.
• High School diploma or equivalent; some college preferred.

Responsibilities

• Oversee all aspects of daily property operations.
• Develop and manage annual operating and capital budgets.
• Achieve strong net operating income through cost control and financial oversight.
• Monitor rental collections, posting, and invoice processing.
• Complete and submit required company and regulatory reports.
