Job summary

Columbia Residential in Tallahassee, FL is seeking a Community Manager to support the Regional Manager in operating the property, maximizing financial returns while maintaining the asset. You will supervise staff, oversee leasing, budgeting, and compliance with LIHTC and local regulations, ensuring a safe, well-maintained community and excellent resident service.

Qualifications

• Experience managing apartment communities or housing properties.
• Strong budgeting, reporting, and staff oversight skills.
• Familiarity with LIHTC, LURA, LURC concepts.
• Excellent customer service and conflict resolution abilities.
• Knowledge of applicable local, state, and federal guidelines.

Responsibilities

• Hire, train, and empower staff and build a cohesive team.
• Adhere to safety program policies and procedures.
• Attend to residents, vendors, and associates, providing information and addressing concerns.
• Inspect vacated units, oversee turnover and ensure readiness for new residents.
• Assist in annual budget preparation to maximize income and control expenses.
• Supervise daily operations including marketing, inspections, and capital improvements.
• Prepare reports, monitor budgets, and manage procurement and staff time.
• Oversee cash management, accounts receivable/payable, and cash receipts.
• Ensure LIHTC compliance and related regulatory audits.
