Princeton Property Management in Salem seeks an experienced Multi Site Community Manager to lead and support a team across multiple communities in the Salem area. The role focuses on strong leasing and marketing, effective resident and vendor relations, and ensuring high standards of property operations.

Responsibilities include budgeting, reporting, notices, and maintaining move-in/out files, while driving occupancy and ensuring timely maintenance and curb appeal.

  • Ensure all income is deposited daily and applied to residents' ledger.
  • Work with Portfolio Manager to minimize expenses and manage the budget.
  • Ensure resident files are complete at move-in and move-out.
  • Market the community and oversee leasing duties to maximize occupancy.
  • Perform leasing functions as needed at each community and assist staff as needed.
  • Review all advertising weekly and manage curb appeal through daily property walks.
  • Operate property management software and resolve resident issues.

Job description

Princeton Property Management is seeking an experienced Multi Site Community Manager in the Salem area.

Important requirements for this role are, 2+ years of experience as a Community Manager, strong leasing and marketing skills, ability to lead and support a team effectively, excellent resident and vendor relations management, professional, self-motivated, and highly organizes, ability to multitask and meet deadlines in a fast-paced environment.

The schedule is Monday through Friday at 40 hours a week. We are offering 31.00 to $33.00 an hour for this full-time position, along with the bonus opportunity, monthly phone and auto reimbursement. All offers will vary based on applicant experience, skills, abilities, internal equity, and alignment with market data.

What we need from you :
  • Multi-Site Property Management Experience Required
  • Screen new rental applications by running credit checks and confirming employment and prior rental history.
  • Enforce the community policies to ensure quality living standards in your community.
  • Oversee and/or prepare all legal notices then issue them accordingly.
  • Supervise, train, and develop team members.
  • Assure all income is deposited daily and applied correctly to the resident’s ledger.
  • Be familiar with the property budget and work with the Portfolio Manager to minimize expenses.
  • Ensure all resident files are complete at move-in and at move-out discarding old files according to policy and procedures.
  • Market the apartment community and oversee leasing duties to achieve the highest possible occupancy.
  • Perform leasing functions as needed at each individual community and/or assist the leasing staff when needed.
  • Review all advertising on a weekly basis.
  • Ensure the highest standard of curb appeal by walking the property daily.
  • Operate property management software program.
  • Resolve resident issues and document incidents.
  • Approve or oversee invoices and ensure timely submission to corporate.
  • Prepare and/or oversee the weekly and monthly reports for accuracy and submit to corporate per company policies.
  • Inspect all vacant and rent ready units ensuring that all maintenance is completed prior to move-in.
  • Assume primary responsibility for all proper documentation in the community.
  • Report all on-site injuries to Corporate immediately and the response to injury folder must be adhered to.
  • Ensure work orders are completed in a timely fashion and in accordance with company policy.
  • Be knowledgeable about the emergency plan and confirm that the team is trained and capable of carrying out requirements.
  • Perform all other duties assigned by Supervisor.
