Job summary

BRG Realty Group, LLC is seeking a Community Manager to lead the day-to-day operations of an apartment community. You will oversee leasing, maintenance, and staff, with a focus on occupancy, resident relations, and budget adherence.

You will supervise a small team, enforce lease terms, and coordinate with the Portfolio Manager to maintain high occupancy and excellent service standards. The role requires strong communication and drive to maintain community quality.

Qualifications

• 3 years of property management experience (preferred).
• Strong knowledge of fair housing laws and apartment leasing and management regulations.
• Excellent verbal and written communication skills.

Responsibilities

• Regularly supervises at least two employees.
• Responsible for maintaining satisfactory occupancy and collection levels.
• Responsible for maintaining excellent resident relations and resolving concerns.
• Enforce lease agreements and community rules and regulations.
• Monitor and oversee maintenance related activities.
• Oversee rent collection, notify residents, and develop payment plans; post payments and make bank deposits.
• Assist in the preparation of annual operating and capital budgets.
• Ensure daily inspections of model and vacant apartments and maintain curb appeal and amenities.
• Review property performance with the Portfolio Manager as necessary.
• Monitor property to budget daily and approve expenditures; issue purchase orders.
• Represent the Company in eviction court when needed.
• Manage, lead, and motivate leasing and maintenance staff.
• Maintain market survey data and monitor online marketing for availability and pricing.
