Job summary

IDM is seeking a Community Manager I to oversee day-to-day onsite operations, drive occupancy, and ensure an exceptional resident experience in a fast-paced environment. You will lead a team, manage budgets, and coordinate with vendors to maintain a high-performing, aesthetically pleasing property.

Responsibilities include driving marketing efforts, training leasing staff, conducting market surveys, handling administrative tasks, and ensuring compliance with laws and company policies.

Qualifications

• 3-5 years relevant property management experience.
• Excellent interpersonal, motivational, time management, and leadership skills.
• Team player, willing to go the extra mile to provide concierge-level customer service.
• Effective written and verbal communication skills.
• Strong multi-tasking, organizational and problem-solving skills.
• Understanding of preventative and ongoing property maintenance.

Responsibilities

• Be an active partner in marketing efforts, including outreach and social media campaigns.
• Develop the team’s leasing skills to lease apartment homes with knowledge of market conditions, competitors, amenities, and availability.
• Conduct in-person market surveys and comp shopping to maximize occupancy.
• Review and oversee administrative tasks: POS, applications, move-ins, delinquencies, lease renewals, notices, and evictions.
• Plan and attend resident events to aid retention and occupancy goals.
• Provide concierge-level customer service to clients, vendors, and coworkers; follow up promptly.
• Forecast, hire, train, coach, and supervise staff; set goals and provide feedback and discipline as needed.
• Oversee maintenance staff and vendors in partnership with the maintenance supervisor.
• Monitor daily property performance, income, expenses, occupancy in line with the budget.
