Job summary

Pivotal is hiring an Assistant Property Manager to oversee day-to-day operations, compliance, resident services, and financial performance for the Reserve at Hollywood in Atlanta. You will help manage community life, pets, and assets while supporting maintenance and administration to ensure excellent resident experiences.

Responsibilities include attracting residents, handling applications, coordinating turnovers, and contributing to marketing efforts.

Qualifications

• 1+ years of management experience in property management, retail or customer service industry.
• Availability for after-hours emergency needs, may include weekends with work beyond 40 hours.
• Prior Experience With YARDI Preferred.
• Ability to analyze and interpret documents such as safety rules, operating and maintenance instructions, and procedures manuals.
• General math/reasoning/problem solving skills.

Responsibilities

• Attract new residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units
• Manage resident relations and proactively develop solutions for any potential issues
• Assist with accomplishment of financial objectives by collecting rents, paying bills, forecasting requirements, scheduling expenditures, analyzing variances, and monitors regularly to help develop strategies for optimal financial performance
• Review rental applications and prepares/reviews all new resident paperwork
• Schedule and supervises apartment turnovers
• Assist in property marketing
• Conduct outreach to local businesses to promote the community and build positive relationships among current and prospective residents, vendors, and clients
• Ensure physical condition of properties regularly meet community standards and adhere to all Fair Housing laws
