Brookside Properties, Inc. is seeking an experienced Affordable Housing Property Manager to oversee two established communities in Portland, TN and White House, TN, totaling 112 apartment homes.

This hands-on role focuses on LIHTC compliance, resident satisfaction, and day-to-day operations, including occupancy, leasing, budgets and audits across both properties. Qualifications

• Minimum 5+ years in Affordable Housing / LIHTC property management.
• Strong understanding of LIHTC and Fair Housing requirements.
• Experience with compliance, audits and inspections.
• Proven ability to manage occupancy, collections and financial performance.
• Strong leadership, organization and communication skills.

Responsibilities

• Oversee day-to-day operations of two communities.
• Maintain strong occupancy, leasing and collection performance.
• Ensure ongoing LIHTC and Affordable Housing compliance.
• Prepare for audits, inspections and required reporting.
• Build resident relationships and support retention.
• Oversee maintenance, vendors and property condition.
• Manage budgets, expenses and financial performance.

Brookside Properties is seeking an experienced Affordable Housing Property Manager to oversee two established communities in Portland and White House, TN, totaling 112 apartment homes.

This is a great opportunity for a hands-on property management professional with strong LIHTC experience who enjoys a smaller, multisite portfolio and takes pride in compliance, resident satisfaction, and strong day-to-day operations.

What You’ll Bring

• 5+ years of Affordable Housing / LIHTC Property Management experience required
• Strong understanding of LIHTC and Fair Housing requirements
• Experience with compliance, audits and inspections
• Proven ability to manage occupancy, collections and property financial performance
• Strong leadership, organization and communication skills
• Experience managing vendors, maintenance operations and property condition
• Proficiency with Microsoft Office and property management software
