EPC Real Estate Group seeks a Community Manager for Wheatfield Village in Topeka to lead operations, budgeting, leasing, and resident experiences at a premier multifamily community.

You will build strong onsite teams, manage finances, ensure Fair Housing compliance, and drive marketing and resident retention; compensation includes base salary plus monthly team commissions and quarterly KPI bonuses.

Qualifications

  • 3–5+ years of onsite leadership in a multifamily property.
  • Experience owning budgets and leading a team.
  • Fair Housing certification or strong knowledge.
  • Strong communication and decisive decision-making.

Responsibilities

  • Own annual budget, monthly financials, variance reports, and collections.
  • Hire, coach, and develop onsite team; conduct performance reviews.
  • Ensure Fair Housing, risk management, and policy compliance.
  • Oversee leasing strategy, renewals, pricing inputs, and customer experience.
  • Approve invoices; ensure timely vendor payments and COI compliance.
  • Partner with Maintenance Supervisor to meet service levels and turns.
  • Lead resident retention initiatives and community events.
  • Monitor marketing effectiveness; conduct market surveys and comp shops.
  • Prepare ownership reports; communicate KPIs and action plans.
  • Maintain curb appeal and community standards; escalate issues as needed.

Job description

We’re seeking a Community Manager to lead all aspects of management and operations at Wheatfield Village, a premier multifamily destination in Topeka. This role is ideal for a proven leader who thrives in a dynamic environment and can balance the excitement of an upscale residential neighborhood with the service expectations of a modern, amenity-driven community. The right candidate will be passionate about building strong teams, delivering elevated resident experiences, and positioning this property as one of Topeka’s most sought‑after addresses. In addition to a competitive base salary, this role is eligible for monthly team commission incentives and a quarterly KPI bonus.

Own the playbook for performance. As Community Manager, you lead people, numbers, and resident experience—budgeting, reporting, collections, service levels, and compliance—so the community runs on‑time and on-brand.

Physical Requirements
  • Walk/tour community and models regularly.
  • Stand/sit for extended periods; occasional lifting up to 25 lbs.
  • Use computer, phone, and office equipment daily.
Qualifications
