Responsibilities
- Overall supervision and performance of the property.
- Responsible for hiring, training and developing a competent team.
- Manages daily operations directly or indirectly such as reviewing daily rent recommendations and appropriately identifying opportunities to maximize income.
- Collects rents, implements timely legal delinquent rent procedures, assures resident insurance compliance procedures are in place, ensures screening criteria and policies are adhered to, implements resident retention procedures, completes weekly reports, approves invoices, ensures timely and accurate data input, and completes any other required reports.
- Reviews and analyzes monthly performance, completes variance reports, initiates annual budgets and forecasts.
- Identifies potential market challenges, educates staff and regional manager on competitors and market conditions, creates effective marketing plans.
- Bids recurring contract work (unit cleaning, painting, landscaping) to assure quality and best price, confirms contractor insurance and lien waiver, monitors quality and timeliness of contractor performance.
- Assures OSHA and other safety procedures are implemented, ensures team is educated on safety precautions, conducts routine safety meetings, confirms up-to-date MSDS information is available.
- Identifies potential repairs or capital projects with maintenance supervisor, ensures quality curb appeal meets corporate and regional standards, identifies actual or potential risk management issues.
- Follows and implements company and employee handbooks, property policy manuals, and governing documents.
Qualifications
- Excellent problem solving, interpersonal and communication skills.
- Leadership and supervisory skills.
- Minimum 3 years as a Community Manager of 250+ units.
- Excellent sales skills.
- Ability to read, analyze, and interpret general business periodicals and write reports and business correspondence.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, and apply basic math concepts.
- Ability to solve practical problems and deal with a variety of variables with limited standardization.
- Knowledge of operations software used at the property level (Outlook, Internet software, Excel, Word).
Salary is $82,000-$90,000 annually. Benefits include a 401(K) match, rental incentive, renewal compensation, bonuses, rental discounts, and full‑time employees working 30-40 hours a week are eligible for medical, dental, vision, and other voluntary benefits plus vacation accrual. Sick time accrual is provided in accordance with law.
