Job summary

Wallick Communities is seeking a Community Manager for Hurlbert & Schlarman Apartments in Peoria, IL. The role is full-time, Mon-Fri, with a pay rate of $50-55k plus benefits.

You will supervise leasing and maintenance staff, oversee payroll, and ensure collections while upholding high service standards for residents. Ideal candidates have 1+ year in residential property management (HUD/Section 8 a plus), or 3+ years in a general manager role with strong leadership.

Qualifications

• 1+ year experience as a residential property manager, HUD/Section 8 a big plus.
• COS, LIHTC, HCCP or AHM is a plus; associate level preferred.
• Dependable with reliable transportation and strong work ethic.
• Resident-focused with excellent service mindset.
• Deadline-driven with attention to detail, compliance and quality.
• Fluent with Microsoft Office; Yardi experience a big plus.

Responsibilities

• Lead a team of leasing agents and maintenance professionals to deliver a great resident experience.
• Process community staff payroll and manage finances.
• Ensure rent collections and deposit workflows are completed.
• Process invoices and purchase supplies for the community.
• Maintain occupancy targets and positive owner/resident relationships.
• Review rental applications and ensure compliance with policies.
• Complete move-out paperwork, inspections, and timely reporting.
• Audit resident files and maintain company standards.

What You’ll Do

People Leadership

• Lead a team of leasing agents and maintenance professionals, ensuring a highly engaged team provides a great experience for our residents.
• Process community staff payroll.

Financial Responsibility

• Ensure collections of all monies due to the community (i.e., rent) are received and deposited.
• Process community invoices for payment.
• Purchase and maintain adequate supplies for the community.

Community and Resident Focus

• Maintain acceptable levels of occupancy (minimum 98%).
• Maintain positive relationships with the community owner/s and its residents.
• Review rental applications for approval.

Operational Excellence

• Complete move-out paperwork according to governing regulations.
• Perform unit move-out, annual, and housekeeping inspections in a timely manner.
• Audit all resident files and ensure they are complete and correct prior to forwarding to supervisor for review/approval.
• Timely completion of reports required by government agencies, administrators, or the Company.
• Responsible for maintaining the community to Company standards.
• Perform other related duties as assigned.

What We’re Looking For

• Experience: 1+ year previous experience as a residential property manager, with HUD / Section 8 experience a big plus. Or, 3 years previous experience in a general manager position, or similar, with exceptional people leadership and process management experience.
• Education: High School diploma, or associate’s degree is a big plus. Having COS, LIHTC, HCCP, AHM is a plus–you will be given the chance to obtain as an associate.
• Dependability: Reliable transportation and a strong work ethic.
• Resident Focus: A commitment to providing exceptional service to our valued residents.
• Operational Excellence: You’re deadline driven, with a keen eye for detail, compliance, and quality.
• Technically Savvy: You have great computer skills and fluent with Microsoft Office suite, and experience with Yardi is a big plus.
