Job description

Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes managing all phases of operations, including personnel, leasing, maintenance, finance, administration, and risk management, and ensuring compliance with company policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income received from applicants, current residents, and non‑current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Assist the property in meeting budgeted revenues, expenses, and net operating income.
  • Post charges to resident and non‑current resident accounts and bill back utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units, post move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Require regular/daily onsite attendance.
  • Screen, hire, train, coach, and develop onsite staff using company directives.
  • Provide ongoing training, coaching, counseling, and guidance for staff compliance.
  • Promote staff harmony and quality performance through support and leadership.
  • Ensure staff compliance with company policies and procedures.
Strategic Leasing Management
  • Ensure effective leasing techniques to secure closures and maintain accurate reporting.
  • Implement marketing strategies per the annual marketing plan.
  • Handle resident complaints and requests to ensure satisfaction.
  • Develop and implement retention programs such as resident functions, promotions, newsletters.
  • Show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor service request turnaround.
  • Maintain property appearance and complete repairs timely with regular inspections.
  • Assist in supervising all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically.
Education and Experience
  • High School Diploma or equivalent. Bachelor’s degree preferred or two years experience in the housing industry, or one to two years related experience and/or training, or an equivalent combination.
  • Basic computer skills with ability to perform all onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain in a stationary position, often standing or sitting for prolonged periods.
  • Frequent moving about the job site and occasionally operating ladders, stairs, scaffolding, and moving objects up to 25 lbs.
  • May work overtime, weekends, nights, and emergencies.
  • Must work in various environments, including confined spaces, outdoor inclement weather, and locations with hazardous chemicals.
Benefits and Compensation

Salary Range: $26 per hour to $27 per hour

Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses where applicable. Full‑time employees receive paid sick days and company holidays.
