Job summary

Gemstone Communities is seeking a Community Manager to oversee two manufactured home communities in Cincinnati. You will manage operations, profitability, resident relations, marketing, leasing and sales of homes, property upkeep, budgets, and HR tasks as needed.

You will lead capital improvements, coordinate a lease-purchase program, and ensure high service levels and positive atmosphere to drive satisfaction and referrals.

Qualifications

• 3–5 years of experience in property management.
• Proficient in Microsoft Office and basic software.
• Excellent written and verbal communication skills.

Responsibilities

• Ensure residents receive high levels of service.
• Handle and resolve resident issues promptly and professionally.
• Maintain properties to look their best at all times.
• Develop a marketing strategy and advertise to attract residents.
• Market model, pre-owned, and brokered homes for sale.
• Coordinate and manage the lease purchase program including repairs and closings.
• Meet or exceed home sales and leasing budgets.
• Manage rent collection and delinquent accounts.
• Monitor monthly operating budgets and report P&L variances.
• Oversee capital expenditure improvements.
• Perform other duties and projects as assigned.

Job description

We are seeking a Community Manager, you will have responsibility for the operational aspects and the continued profitability of your community and will serve as the day-to-day point of contact for residents at two of our Manufactured Home communities. You will be in charge of everything from capital improvements, administrative activities, marketing, leasing and home sales of new and pre-owned homes, to property maintenance, budgeting, human resource management and, most importantly, resident relations. Ensuring a positive atmosphere and responsive service for the members of your community will not only mean satisfied long-term residents, but also better word of mouth referrals!

What You'll Do

• Ensure residents receive the highest levels of service consistent with our customer service philosophy
• Handle and resolve resident/customer service issues in a timely and professional manner
• Maintain properties to ensure they look their best at all times
• Develop a marketing strategy and maintain effective advertising to attract prospective residents to community
• Market model, pre-owned, and brokered homes for sale
• Coordinate and manage the lease purchase program, including repairs, leasing, sales, refurbishments, closings, and follow-up
• Meet or exceed home sales and leasing budgets
• Manage the rent collection process, including depositing income from home sites and filing to collect on delinquent debts
• Monitor and manage monthly operating budgets and prepare monthly reports on P & L variances
• Oversee capital expenditure improvements
• Other duties and projects as assigned

Requirements

• Proficient in computer skills and software, including Microsoft Office.
• 3 - 5 years of experience property management
• Mobile home experience a plus
• Rent Manager experience a plus
• Must have flexibility to work weekends when required
• Must have strong written and verbal communication skills as well as excellent organizational skills.
