Assistant Community Manager
Iowa City, IA
$18.00–$21.00 / hour
OVERVIEW
A manufactured housing operator is hiring an Assistant Community Manager to support the Community Manager across two communities in the Iowa City area — 449 home sites combined. You'll be the right hand on-site, stepping in to lead when needed and keeping the day-to-day running smoothly for residents and the team alike.
WHAT YOU'LL DO
- Support the Community Manager in running day-to-day operations, and step in to lead the community when the Community Manager is out
- Help keep homes and the community ready to show, and route every prospect to the right next step without delay
- Facilitate the paperwork whenever a resident-owned home changes hands — applications and lease signing
- Help ensure rent is billed accurately and collected on time, keeping delinquency low
- Prepare and deliver required legal notices and payment agreements in compliance with state law and Fair Housing Standards
- Build resident relationships that actually stick — respond with urgency, empathy, and follow-through
- Generate Google reviews, resolve resident tickets, and keep resident ledgers and billing accurate
- Keep work orders moving so they're resolved within 48 hours
- Help keep homesites and common areas well-kept, coordinate with grounds vendors, and follow up on mystery-shop action plans
WHY YOU MATTER
Two communities and hundreds of households count on this team to get the details right, and you're a big part of making that happen day to day. The small things you catch and follow through on are what keep residents happy and the community running the way it should.
WHAT IT TAKES
- 1+ year of customer service, sales, or administrative experience — manufactured housing or property management background is welcome, but not required
- Comfortable stepping up and making decisions when the Community Manager isn't on-site
- Strong organizational skills — ledgers, billing, and work orders don't fall through the cracks on your watch
- Working knowledge of Fair Housing Standards and state landlord-tenant law, or the ability to get there fast
- Comfortable with the day-to-day of vendor coordination and general administrative work
- A genuine care for the resident experience, not just getting through the task list
- Clear, friendly communication — you're often the first face a resident or prospect sees

- Medical coverage (Aetna PPO or HDHP, with Garner reimbursement and HSA options)
- Dental and vision through Unum
- Employer-paid $25,000 life and AD&D insurance
- 401(k) with a 6% company match
