The Community Maintenance Technician is an integral part of the operations team. Working under the direction of the Facilities Operations Manager, the Community Maintenance Technician demonstrates a wide range of maintenance competencies, including but not limited to handyman- style maintenance, electrical and plumbing projects, pool maintenance, building systems maintenance, interior and exterior cleaning and painting, access control system maintenance, vehicle and small engine maintenance, preventative maintenance, lifestyle and event setups/teardowns, and other projects as assigned. The ideal candidate for this role is intensely collaborative, focused on delivering a first-class experience for Residents in every facet of their work. This individual looks for opportunities to enhance the community’s infrastructure and appearance. They are proactive and open to sharing their ideas with management that will benefit the performance of the team and the experience of our Residents, Vendors, and Guests.

Key Responsibilities
- Receive, acknowledge, and prioritize tasks using a digital work order management system. Accurately report activities, communications, and proposals that support each task to completion.
- As required by task type, perform instructed repairs and maintenance within your skillset, prioritizing safety above all other considerations.
- Be approachable to everyone and foster positive, productive relationships with fellow team members, vendors, residents, board members, and management.
- Support a safe, clean work environment. Monitor stock of supplies, parts, tools, and other equipment and ensure we have the materials on hand needed to complete most common tasks.
- Manage your work schedule efficiently, taking time to ensure each task is completed professionally and with care while balancing other tasks and work items based on importance.
- Partner with internal and external vendors to support responsible use of Association assets and funds: for example, if a more efficient light bulb is available that will cost more to purchase than a less efficient light bulb, but lasts longer and saves on replacement costs over time, you might recommend that management use the responsible option to maximize budget and efficiency.
- Immediately report any maintenance or safety concerns to the Facilities Operations Manager.
- Demonstrate the ability to work responsibly, professionally, and independently without constant supervision.
- Assist with preparing the property for emergency situations, such as incoming tropical weather, and if required remain on the property through the emergency to support immediate damage assessment and restoration of normal operations in a timely manner.
- Perform any additional duties as assigned.
Requirements
Qualifications:

- Differentiate between emergency situations and routine issues, prioritizing tasks accordingly.
- Communicate effectively and respectfully with fellow team members, vendors, community members, board members, and management.
- Exhibit quick response skills, addressing and resolving reported situations promptly.
- Willingness to undertake tasks not specifically outlined in this job description.
- Valid Government-issued driver's license and ability to safely operate a variety of vehicles on the property and beyond, if required.
Preferred Qualifications
- Knowledge or experience working in handyman-style trades with power tools and common workbench tools safely and proficiently.
- Knowledge or experience maintaining water features and pool filtration systems, including the use of common pool chemicals.
- Knowledge or experience with building systems, such as HVAC, electrical, plumbing, and other basic systems.
- Comfort working with digital tools, various software applications, and electronic devices including a Windows-based PC and Apple iPhone.
- Hospitality or event experience is a plus.
- Additional language skills are a plus.
- Certifications in operation of forklifts, high-reaches, and CDL vehicles a plus.
Physical Demands
This role involves working primarily outdoors or in non-air-conditioned environments. Applicants must be comfortable working outdoors in all weather conditions without special accommodation. The position requires prolonged standing, walking, bending, squatting, kneeling, grasping with hands and fingers, and frequent lifting and moving of objects weighing up to 50 lbs.
