Job summary

Casa Real in San Jose, CA is seeking a Leasing Consultant to provide information about the apartment community and assist residents, supporting the Property Administrator. Training in Leasing and Low-Income Housing Tax Credit programs will be provided, with no prior experience required.

You will greet prospective residents, tour the property, and collect applications while ensuring compliant operations and a positive community atmosphere.

Qualifications

• Previous leasing or customer service experience in property management or real estate.
• Knowledge of HUD, TCAC, Section 8, Fair Housing, and tenant/landlord laws is a plus.
• Strong communication and public relations skills with a professional and courteous manner.
• Good organizational skills with a detail-oriented approach.
• Ability to walk long distances and navigate stairs with ease.
• Proficiency with basic computer applications, including property management software and 10-key.
• Demonstrated ability to build trust and deliver outstanding service in a community setting.
• Sales and negotiation skills to support leasing goals and occupancy rates.

Responsibilities

• Answer telephone calls and respond to prospective residents’ questions about lease terms and community features.
• Tour the property and vacant apartments with prospective residents, while highlighting key benefits of living in the community.
• Provide accurate information about rental rates, deposits, and lease terms in line with company policies.
• Collect and process rental applications, deposits, and lease agreements while maintaining compliance with company standards.
• Assist in promoting a positive community atmosphere by helping to retain current residents and responding promptly to their needs.
• Prepare move-in packages, traffic reports, and availability updates to support smooth operations.
• Handle maintenance requests with accuracy and ensure timely completion for residents.
• Prepare notices, legal packages, and assist in community activities, newsletters, and resident engagement efforts.
• Maintain resident files, reports, and inspection checklists with accuracy and attention to detail.
• Perform additional office and administrative duties as assigned by the Property Administrator and Regional Supervisor.
• Use property management software to track tenant information, lease agreements, and financial transactions.
• Assist with HUD Wait List management and accepting, updating and contacting Applicants for applications/status updates.
• Assist with HUD and Tax Credit Move In Files and Mass Annual Recertification files including interviews and processing certifications with Applicants/Tenants.
• Assist with HUD Interim Recertifications through year including interviews and processing of certifications with Tenants.
• Assist with generating and verifying HUD/EIV-required Monthly and Income Reports.
• Assist with obtaining verifications, other required documents and Tenant signatures for certifications in HUD-TRACS Software.
• Assist with apartment inspections, including generating work orders for HUD and TCAC required program inspections.
• Manage and update property records in digital systems to ensure accuracy and compliance.
