Job summary

TELACU Property Management, Inc. is seeking an Assistant Property Manager to support the TRM/TPM portfolio across community sites in Los Angeles.

You will collaborate with the onsite and supervisory teams to ensure smooth operation, from rent collection to regulatory compliance and occupancy maintenance. The role requires strong organizational skills, excellent communication, and the ability to manage leasing processes, audits, and reporting while upholding Fair Housing laws.

Qualifications

• Two years’ experience managing assisted housing for elderly/disabled under HUD programs.
• Excellent interpersonal and organizational skills.
• Professional demeanor in handling resident and employee relations.
• Bilingual preferred in the language of the community.

Responsibilities

• Establishes positive relations with onsite and supervisory team.
• Works with Property Manager to operate within budget.
• Enforces rental policies as per management plan.
• Ensure quick re-rent of vacant units (≤5 days).
• Process applicants and leases per Tenant Selection Plan.
• Follow HUD verification procedures.
• Complete semi-annual inspections and address deficiencies.
• Complete annual recertifications by due date.
• Maintain good tenant relations and Fair Housing compliance.
• Build rapport with local agencies.
• Submit occupancy and accounting reports monthly.
• Maintain organized tenant and office files.
• Handle petty cash per guidelines.
• Train RBA staff with necessary info.
• Attend required meetings and trainings.
• Work evenings or weekends as needed.
• Light maintenance and cleaning.
• Respond to owner requests.
