Job summary

Sun Communities is seeking a Maintenance Technician to perform routine and preventative work across our communities. Responsibilities include repairs, grounds maintenance, irrigation checks, water system upkeep, and assisting with move-ins/outs.

You will ensure cleanliness, curb appeal, and safety across all facilities. The role requires outdoor work in varying temperatures, a valid driver's license, and the ability to lift 50 lbs.

Qualifications

• High School Diploma or GED required or equivalent.
• Minimum 6 months maintenance experience preferred.
• General maintenance knowledge and repair skills.
• Ability to endure outdoor work in varying temperatures.
• Must have a valid driver’s license.
• Ability to lift at least 50 lbs.
• Proficiency with basic computer usage (email/internet).

Responsibilities

• Perform routine and preventative maintenance on homes, facilities, grounds, and utilities.
• Complete minor repairs to rental homes and facilities as needed.
• Inspect irrigation and water systems; repair as needed.
• Maintain vacant sites and remove trash and debris.
• Snow removal from streets, parking lots, and entrances; may operate a plow truck.
• Maintain lawns, trim hedges, and perform landscaping as needed.
• Ensure community streets are hazard-free and accessible.
• Test water quality and maintain water/sewer-related equipment.
• Report maintenance issues to the manager and complete condition checklists.
• Keep facilities clean (clubhouse, offices, restrooms, laundry, maintenance shop).
• Assist supervision of service contractors and inspect play/ pool areas for safety.
• Assist with move-in/move-out processes and site readiness.
• Maintain community vehicles and equipment; follow safety procedures.
