Job summary

TempExperts in Coral Gables, FL seeks an experienced Commercial Transaction / Real Estate Paralegal to support complex commercial and residential matters, including acquisitions, dispositions, financings, development projects, and multi-property transactions.

You will manage closing checklists, perform title and lien searches, draft and review transactional documents, coordinate closings, and liaise with lenders, title officers, and clients to ensure timely, compliant delivery.

Qualifications

• Bachelor’s degree or Paralegal Certificate required.
• Minimum 5–7 years of commercial real estate and transactional paralegal experience.
• Advanced understanding of title, escrow, survey, financing, and closing processes.
• Proven ability to interpret complex legal descriptions, leases, contracts, and development documents.
• Demonstrated experience managing large, multi-party transactions with tight deadlines.

Responsibilities

• Manage closing checklists, closing binders, escrow instructions, and transaction timelines.
• Conduct and analyze tract, ownership, judgment, tax lien, and UCC searches; identify discrepancies and resolve.
• Review and interpret title commitments, surveys, title policies, endorsements; coordinate with title officers to clear issues.
• Obtain and evaluate entity documentation, tax bills, redemption estimates, and jurisdiction-specific compliance materials.
• Draft, review, and organize mortgages, assignments, loan agreements, amendments, estoppels, and related financing instruments.
• Prepare and respond to title objection letters; manage communications with title companies, lenders, and opposing counsel.
• Review zoning applications, land-use materials, and due diligence reports; flag issues for attorney review.
• Coordinate closings from start to finish, ensuring accuracy, compliance, and timely execution of documents.
• Balance escrow disbursements and assist with post-closing follow-up, including recording, policy issuance, and document distribution.
• Serve as a key liaison to attorneys, clients, lenders, developers, and title companies, maintaining professionalism and responsiveness.

This role provides advanced support to attorneys on complex commercial and residential real estate matters, including acquisitions, dispositions, financings, development projects, and multi?property transactions. The ideal candidate brings deep technical expertise, strong transactional judgment, and the ability to manage high-volume, deadline?driven workflows with minimal supervision.

Key Responsibilities

• Manage and execute comprehensive closing checklists, closing binders, escrow instructions, and transaction timelines.
• Conduct and analyze tract, ownership, judgment, tax lien, and UCC searches; identify and resolve discrepancies proactively.
• Review and interpret title commitments, surveys, title policies, legal descriptions, and endorsements; coordinate directly with title officers to clear complex title issues.
